GENERAL Fairgreen Trace is a proposed 40 lot single family subdivision of 13.78 acres in Carmel, Hamilton County, Indiana. It is more specifically located on the North side of East 116th Street West of Rangeline Road (see area map). B. EXISITING & PROPOSED CONDITIONS The proposed subdivision is being submitted to comply with the Carmel "Residential Open Space Ordinance" (ROSO) under the existing R-1 Zoning classification. The site has a somewhat gentle roll tot he terrain with slopes ranging from 1% to 6%. The land is currently partially wooded and is zoned R-I. The R-I zoning also adjoins the site to the East, West & South with I-1 to the North. Soils maps from the United States Department of Agricu!ture Soil Conservation Service identify Crosby, Miami and Brookston soils on the subject tract. Crosby is associated with deep, somewhat poorly drained soils with slow permeability. Miami is associated with deep well drained soils with moderate permeability. Brookston is associated with deep, very poorly drained soils with moderate permeability. Water to each oft. he 40 lots will be provided by the City of Carmel Utility Department. The connection point to the project is an existing water main within the Centre development. The main will have to be extended approximately 190 feet to the eastern border of the proposed project site. An easement will be secured along the frontage of the adjoining parcel to the east. This easement will also be utilized for the sanitary sewer extension. The sanitary effluent for the 40 lot site will be accepted by the City of Carmel. The proposed project will be serviced by $" gravity sewer lines. The existing connection point is a manhole located approximately 190 feet to the east of the project boundary along I 16th street which has a 12" gravity main to the north. The manhole exists in "The Centre" commercial development at the intersection of 116th street and Rangeline road. This project will require the extension of a main and an 25 foot easement (same as water) will be secured from the adjoining parcel to the east. The rainfall runoff on the site will be managed with a combination of open swales, subsurface drains, retention pond, and reinforced concrete pipes. The site's primary outlet will be to the north west along the railroad. A 25' easement will be secured on the property to the north and then west in order to extend the outfall storm sewer pipe. The site primarily drains to the east under existing conditions. However, a vacant parcel exists to the east. Therefore, only the existing amount of water in a ten year stQrm ~vill be discharged into this parcel via overland flow. The remaining rainfall runoff will be retained within the site to be discharged through the retention pond offsite corresponding to acceptable discharge rates. Applicable ordinances shall be adhered to and shall meet the standards of the City of Carmel and the Hamilton County Surveyor. APPLICATION FOR PRIMARY PLAT OR REPLAT DATE: DOCKET NO.
