Fairgreen Trace, located at ll6th Street just west of Rangeline Road, is submitted to the
Carmel-Clay Plan Commission for Primary Plat approval under the Residential Open
Space Ordinance.
The neighborhood is planned on a 13 acre tract and will contain 40 home sites. The
development will have 30% of the land area dedicated to open space and will commit to
conserving 70% of the existing woodlands. The layout of the plat has been designed
specifically to conserve open space and woodlands.
Fairgreen Trace is a transitional parcel that is situated among industrial and commercial
uses. The northern property line is bordered directly by Engineered Cooling Systems, an
industrial facility, and a mini storage warehouse devdopment. The tract is also located
less than 500 linear feet west of The Center, a 76,000 square foot retail center. Through
the careful design of the plat, this community offers a natural surrounding by conserving
the existing woodlands and open space.
Fairgreen Trace has also taken into consideration the future expansion of ll6th Street.
Through appropriate landscaping and a visually attractive entrance design, people will be
leaving the four lane street and entering a small wooded community.
The site has been uniquely designed to comply with the Residential Open Space Ordi-
nance. By creating a natural setting in a tract bordering commercial uses, the community
will be a desirable place to live within the Carmel area. The plan has been shared with the
surrounding howeowners who have endorsed the plan. It is respectfully requested that the
Carmel-Clay Plan Commission endorse the plan as submitted.
Fairgreen Trace is located at 116th Street just west of Rangeline Road. It is
bound on the north by Engineered Cooling Systems, an industrial facility, as
well as a storage warehouse development, on the south by ll6th Street, east by
commercial use and on the west by single-family residential.
