FEE: Received s:~fOrms~secplat, app revised 01/07197 1 The developer shall be responsibL~ for any drainage problems includ- ~i~g standing water, £1o~ding and erosion control, ~which arise or 'hec~me evident at any time during .the 3 year maintenance period after release of subdivision bonds, and ~hich is attributable to a deficiency ~n subdivision drainag~ design o= construction of drain- age improvements. This shall include ail pipes, structures, swales, ditches and ~onds which are pertinent features to the proper drain- age of the subdivision. ROAD IMPROVEMZNTS: The typical agreement for. existing con~iTaous ~amilton County Roads which ars substandard, with H~milton County The developer will put in' 12 inch stone base to the require~ width of ~he road, and grade the shoulders to a minimum of 6 feet width and construct proper side-ditches, or, provide storm sewers ~nd curbs. This will be the black top grade during cons~ruc~ion of subdivision. Then the county will Co~ in and ~ut ou~ ~ inches and put in 3. inch binder asphalt after which the de,eloper will be responsible for L inch of asphalt topping. This is being done as Joint projects between county and developer. , An agreement shall be executed, in writing, between the developer and Hamilton County specifically detailing the exact work to he accomplished by the developer and that to be accomplished By the County, and shall also state the road or roads or portions thereof which are include~. If the subdivision is contemplated to be annexed to the City of Carmel, then the agreement shall i~ctude the Cityof Carmel Board Of Public works as a signatory, which shall he for the purpose of the City of Carmel agreeing to accept for maintenance and operation, the improved road facility upon completion of said improvements and ,completion of annexation. Water System Water to each of the 25 lots and amenities will be provided by the City of Carmel Utility Department. There currently exists two 8-inch mains at the street stubs bordering the proposed project. One main connects to the east along Tall Timber Run existing in Moffitt Farms Section 3. The other main connects to the south along Mattock Chase existing in Moffitt Farms 2A. A connection to the existing mains will be made at the terminating ends in order to extend 8-inch mains with'm the development. The Cul-de-Sac will be serviced by a 6-inch line reduced from a 8-inch line at the intersection of the two proposed streets. Once the mains are constructed, this section will finalize a loop in the Northeast comer of Prairie View. B. Sanitary System The sanitary effluent for the site will be accepted by the City of Carmel. Similar to the water system, there currently exist two 8-inch sanitary mains for connection previously constructed for service in Moffitt Farms Section's 2A and 3. Both of the 8-inch mains that will be extended from existing mains which will terminate in this section. Therefore, all mains will end in this section and will not be extended in the future. C. Storm System The rainfall runoff on the site will be managed with a combination of open swales, subsurface drains, and reinforced concrete pipes. Certain segments of the proposed reinforced concrete pipes will connect to existing storm sewer pipe built in Moffltt Farms Section 3. The collected runoffwill be directed to one pond along the south boundary of the proposed site. This water will enter the overall drainage system of Prairie View which was outlined in the Master Drainage plan for Prairie View.
