This proposed subdivision will be located north of 131"~
Street, east of Cherry Tree Avenue and west of Hazel Dell Road.
The proposed subdivision will consist of 163 lots on 88.3 acres
(1.85 Lots/Acre). This project is being developed jointly by
Davis Development, who are the developers of Trails of Avian
Glen and Oakview Associates, who are the developers of Delaware
Trace. Both developers have ownership of portions of this
overall property.
The proposed subdivision is being developed under the new
open space ordinance recently adopted by the City of Carmel.
This proposed plan will create a 13.8 acre park to be located at
the northend of the site, adjoining the triangle formed by
Cherry Tree Avenue and Hazel Dell Parkway. This area is
proposed to be donated at no cost to the City as a proposed City
Park, to be owned and maintained by the Parks Department. The
overall open space for the community will be approximately 36%
of the entire site.
The area labeled as Sections 1 and 2 which lie south of the
existing Mitchener ditch will be developed by Davis Development
into a community called Emerald Crest at Hazel Dell Summit. The
proposed homes to be constructed on this site will be built by
Davis Homes in a price range of approximately $150,000 to over
$220,000. The area labeled Section 3 lyin9 north of the
Mitchener Ditch on Hazel Dell Road will be developed by Oakview
Associates and will be called Delaware Commons at Hazel Dell
Summit. Oakview Associates intends to market these homesites to
Pulte Homes of Indiana in the price range of $220,000 to over
$300,000.
Both communities will have additional bike trails
connecting into the proposed Cherry Tree Avenue bike trail to
extend across our site to Hazel Dell thereby linking access to
the existing bike trail along the westside of Hazel Dell Road
and also to the future commercial area to be developed by others
at the northwest corner of 126~h and Hazel Dell.
