Comprehensive Plan
Dear Mark:
The above referenced subdivision is coordinated with the Comprehensive Plan Update as follows:
Thoroughfare Plan:
The proposed project is anticipated to connect with Cherry Tree Road and Hazel Dell Pkwy.
Interior streets are anticipated to be 50' right-of-way with 30' streets with the exception of cul4e-sacs,
which shall have 26' street.
Land Use:
The Comprehensive Plan recommendation for Land Use in this area anticipates Medium Density
Residential (MDR) devclopmant. This is defined, per the Plan Update, as single-family residential
development at an avorage density of 2 to 4 units per gross acre. Farther, it is intended to be suburban in
charagter and provide for infill of vacant devolopabl¢ sites with snitablo supporting community facilities
and services.
The proposed project is 163 lots located on 88.30 acres, generating a density of 1.85 unit per
gross acre. Additionally, community services arc either present currently or are adjacent to thc proposed
silo.
Schools:
Request for sgrvicc report has be~n forwarded to C~m¢l/Clay Schools.
Parks & Recreation:
This proposed development is traversed by Mitebencr Ditch, which has been recommended by
the Plan Update as a potential Grecnway. Presently, playfields and recreation opportunities exist at Cber~y
Trae Elementary, the Administration Center, and at Badger Field loeated near thc Southeast portion of
this project.

Sanitary:
Sewer service shall be provided by the City of Carmel, with connection to the Michener Ditch
interceptor.
Water Services:
Carmel Utilities is intended to provide water service for the proposed development.
Drainage:
Stormwater management plans will be prepared in accordance with the requirements of the City
of Carmel and Hamilton County. Maintenance of the system is intended to be ultimately those agencies.

Dear Mark:
The following agreement shall be considered part of the plat application for the project refented to above:
The developer shall be responsible for nay drainage problems including standing water, flooding, and
erosion control, winch aris~ or become evident at any time during the three year maintenance period after
release of subdivision improvement bonds, nad winch is attributable to a deficiency in thc subdivision
druina~ge design or the initial construction of the drainage improvements. This shall include all pipes,
structures, swales, ditches, and ponds winch are pertinent features to the property drainage of the
subdivision.
The responsibility of the developer hereunder shall not, however, include problems which are created
subsequent to tho completion by the developer of the subdivision improvcmeots, including problems
resulting from the improper grading by in~vidual builders or stmctarcs or improper grading installed or
accomplished by individual homeowners or their agents.
It is the intent of this requiremem that the developer shall, specifically, provide such subsurface drains or
storm sewers or ditches as are required to properly rectify any drainage problem or subsurface water
problem which was not contemplated in the original approved subdivision design, including disposal of
subsurface water from footing drains or individual lots.
