FINDINGS OF FACT - DEVELOPMENTAL STANDARDS VARIANCE The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the maximum hei.qht established bv this variance will have no effect on the community. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the variance will increase the use and value of the area because oroDertv owners on both sides of the fence will have areater privacy. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the six-foot fence will lower the homeowner's level of orivacv and therefore will diminish the attractiveness of the homes to its potential owner. Because the property is zoned S-1 it will be difficult to fully use it to its ProPosed use unless the variance is aranted.
