Petitioner, please note the following:
1. This Item will not be on an agenda of the Technical Advisory Committee.
2. Mailed and Published Public Notice needs to occur no later than Thursday, June 3, 2004. Published notice is
required within the Indianapolis Star.
3. The Proof of Notice will need to be received by this Department no later than noon, Friday, June 25. Failure to
submit Proof of Notice by this time will result in the tabling of the petition.

6.) Provide a photo of the existing home.
7.) Please provide an area location map.
8.) Provide a short narrative discussing the changes that will occur on this property and what the accessory structure will
be used for.
9.) Please note that the Certificate of Occupancy for the accessory structure might not be issued before the Principal
Building is built.

I am out on Mon. so that would make it difficult for me to be part of a discussion of this at the planners meeting.

From what I could tell from my discussions with the applicant, the house that it being converted to an accessory structure is
so far off the mad that it actually could have been converted without a variance before we changed the ordinance. I think
they are a shoe in to obtain a variance to have an accessory structure in front of the main structure.

I found out that the tract is okay to have a house built on it without platting.
And about the CIO requirement, does this mean that they cannot even get a variance in order to make the modifications
on the existing house? The CIO would mean that the new house would have to be built and ready to move into, right?
let's talk about this or I can bring it to the planners' meeting Monday.

Their first step would be to prove to us the history of this 8 acm tract of land. It would be there choice as to how to
do that. Depending on how long it has been in existence in relation to the date the zoning ordinance first came into
effect will guide the need to plat or not. Technically, they could not begin work on the conversion of the
existing house until they had a CIO on the new home. Mike, please chime in if I have left something out. Jeff

the owners want to convert the existing house into a poolhouse/accessory structure and build a larger home
further back on the tract.
when building a new house, is it required that the unplatted lot got through the platting process? or can the
house be built on the 8-acre parcel of land?
( they will probably need a variance for having the accessory building sit in front of the principal building)

Want to convert the existing house into a pool house
And build a new larger house further back on the lot.
Will the land have to be platted?
Divide the property into 2 lots (no variances required, then)?
Variances will be required for the accessory building being before the principal structure.
