From what I could tell from my discussions with the applicant, the house that it being converted to an accessory structure is so far off the mad that it actually could have been converted without a variance before we changed the ordinance. I think they are a shoe in to obtain a variance to have an accessory structure in front of the main structure. And about the CIO requirement, does this mean that they cannot even get a variance in order to make the modifications on the existing house? It would be there choice as to how to do that. Depending on how long it has been in existence in relation to the date the zoning ordinance first came into effect will guide the need to plat or not. Technically, they could not begin work on the conversion of the existing house until they had a CIO on the new home. Mike, please chime in if I have left something out. Jeff ..... Want to convert the existing house into a pool house And build a new larger house further back on the lot. Will the land have to be platted?
