The following am comments/suggestions written in regards the above project.
DOCS Buffe~yard guidelines suggest that a bufferyard containing a minimum of 3 shade trees,
5 ornamental trees and 21 shrubs per 100 linear feet be planted between a collector street and
an office complex. This would applyto the area along Chase Ct.

5 ornamental trees and 27 shrubs per 100 linear feet be planted between an office complex
and a Artedal Road. This would applyto the ama along Carmel Drive.

another office complex. This would apply to the areas behind the building on the east side of

RESPONSE LETTER
The following items were discussed during the Mamh 17, 1999, in regards to the
Thompson Indiana site. During the T.A.C. Meeting the following items were
discussed and were requested for submittal to the Dept. of Community Services
so that a Docket Number may be issued on this project.
1. Colored Elevations
2. Colored Sign Elevations
3. Photometric Contours to be completed on the Landscaping/Exterior
Lighting Plan
4. Landscaping the adjacent to streets shall be in compliance with
Section 20D.7.2
5. Alternative Use of Red Maple/Suggest Red Oak
6. Alternative Species to Austrian Pine/Suggest Serbian Spruce
All of the information, as requested above, is attached to this letter and
forwarded to the Dept. of Community Services at this time for review and
comment. Please forward a Docket Number to our offices as soon as possible
so that we may follow forward with the required Public and Newspaper Notices
for this project to be placed on the next regularly scheduled Plan Commission
Meeting Agenda.

Dear Mr. DeHarl:
We have reviewed the plans submitted to this office on February 16, 1999. We offer the following
comraents:
1. Stre~ '.g - City of Cannel jurisdiction.
2. Water- Indianapolis Water Company jurisdiction.
3. Sanitury Sewer- Clay Regional Waste District jurisdiction.
4. Storm Drainage - Hamilton County/City of Cannel jurisdiction.
5. Provide a Certified Engineers Cost Estimate and Performance Guarantee for sidewalks in the Cannel
Drive/Chase Court right-of-ways. Guarantee must be posted prior to Board of Works approval of the
plat. The plat must be recorded to obtain a building permit.
6. Assuming the drive is an existing drive with no modifications planned?
7. Indicate sidewalk lumdicap ramps.
8. Provide Drainage calculations.
9. Street Cut/Right-of-Way Permits and Street Cut Bond requirements.
Water Main- (1) ~ $2,000.00
10. Would be helpful if existing facilities were shaded/crosshatched.
I am including data regarding Engineering Department requirements for commemial projects. I am also
including a handout from our Building Permits Department regarding building permit procedures for new
structures and additions. Please share this information with the owners/developors involved with this

PROJECT NARRATIVE
Keeler-Webb Associates is acting agent and engineer for Construction Planning
and Management, Inc., who is a design/build contractor for the owner of the
property Greg Dawson and Associates.
The property is currently being used on Parcel 'B' for a 6,445 SF existing office
on approximately one acre. The subject piece of property that we propose to do
our development on is on Parcel 'A', (one acre) which is currently vacant within
Block 12, Carmel Science and Technology Park.
We propose to construct a 15,056 SF Professional Office Building on the two
acre site and raplat the site so that the entire site is considered one lot instead
two as shown on the previous secondary plat. The attached plans show the
proposed development of the site and the existing conditions. All utilities are
available on-site or in adjacent right-of-ways. Access will be from the existing
drive from Chase Court. Storm water will be collected via storm sewers as
previously installed and conveyed to the storm sewer system which flows south
by southwest along the Chase Court right-of-way.
Parcel 'A' and 'B' of Lot 12, Carmel Science and Technology Park is proposed to
be replatted so that the entire site falls under the ownership of Greg Dawson and
Associates.
Thompson Indiana will be the long-term lease tenant which will use the facility as
its main corporate offices for newspaper and advertising throughout Central
Indiana. Their products include Highfyer Advertising and Indy Curiocity for Kids.

This particular structure will house graphic design, general office personnel,
management and sales staff for Thomspon Indiana. The building, by design,
shall be built out of load bearing concrete masonry walls with a steel frame and
exterior facade to match the existing building located at lu3.1 Chase Court.
This submittal is for the Carmel T.A.C. meeting to be held on Mamh 17, 1999. If
