Planners' Surveyor's CARMEL, INDIANA 46032 February 16, 1999 Plan Reviewer Re.: 12400 North Older Meddian Street, LLC Carmel, Indiana KWA Project No.: 9812-015 PROJECT NARRATIVE Keeler-Webb Associates is acting agent and engineer for Mr. Bob Lunsford, of RDJ Custom Homes and Mr. Jeff Worrell, of Advantage Medical Equipment and Supply, Inc., who are co-owners in the above referenced property. The property is currently vacant and includes all of Lot 2 of Block 17, Carmel Science and Technology Park. We propose to construct a single structure containing the first floor of professional offices of 14,952 SF, second floor containing 15 executive suites (apartments) on the 2.43 acre site. The attached plans show the proposed development of the site. All utilities are either available on-site or in the adjacent right-of-ways. Access as shown will comply with primary and secondary plats for Block 17, Carmel Science and Technology Park and will incorporate the proposed drive entrances on Old Meridian Street and Carmel Drive as proposed by the Carmel Medical Office Project on Lot 1, Block 17, Carmel Science and Technology Park. Storm water will be collected on-site via storm sewers and conveyed to the existing drainage ditch along the south and west sides of the prqperty. Storm water will be discharged directly to the W.R. Fertig Legal Drain. The property has been subdivided by a primary and secondary plat approved by Carmel Plan Commission on January 20, 1999. We expect three, possibly four, professional office tenants on the first floor of the structure with 15 tenants on the second floor apaATnents for a total maximum of 19 tenants within the structure. Jacksonville, FL This project will also be filing for a variance of development standards for the side yard landscaping set-back. The minimum set-back required is 10'. This site has been designed to incorporate "Old Meddian District" proposals and recommendations. The proposal requires high quality architectural design, mixed-use district (i.e. professional office and high and medium intensity residential), internal access points, intemal parking, green space, and preservation of established vegetation. This design of this project provide for all of the these important standards. The installation of the access drive along a shared access easement along the north property line eliminates the required 10' side yard landscaping strip. This ddve services Lots 1, 2, and 3 for access to parking and buildings. Also, the sidewalks parallel this access ddve to connect with public sidewalks and internal walkways and green space.
