Time: 9:00 a.m. 9:00 a.m. Docket No. 11110009 DP /ADLS: Fifth Third Bank. The applicant seeks site plan and design approval for a new bank building. The site is located at 205 E. Carmel Dr. The site is zoned B -8 /Business and lies within the Carmel Dr. Rangeline Rd. Overlay Zone. Filed by Kurt Prosser of the GPD Group. Brian Hagemeier with GPD Group was present for the petitioner. The petitioner is proposing to build a retail /office use facility within the City. Currently construction documents have been submitted to various departments within the City and together have been working though all the concerns and issues. Joanie Clark- Vectren Energy Prior to demolition, the active service will need to be shut off and relocated. Greg Hoyes Hamilton Co. Surveyor's Office Sent letter with comments. Regional Waste This project falls outside CTRWD service area, no comments. Chris Ellison -City of Carmel Fire Department No comments at this time. Daren Mindham -DOCS Urban Forester Sent comments, waiting for a revised plan. Shirley Hunter -Duke Energy Prior to demolition, the active service will need to be shut off and a service request for new service will need to be applied for. Angie Conn -DOCS- Planning Administrator Sent letter with comments, waiting for an official response. The applicant seeks site plan and design approval for a perimeter buffer landscape plan on approximately 1.6 acres along 111 St. Springmill Rd. The site is located at 11405 Springmill Rd. and is zoned PUD /Planned Unit Development. Filed by Charlie Frankenberger of Nelson Frankenberger for JEC Partnership LP. John Dobosiewicz, Brad Schrage, Buzz Weisiger, and Charlie Frankenberger all present for the petitioner. The petitioner is proposing a landscaping buffer that will be constructed in association with the Bridges Plan Unit Development (PUD) project. The project location extends from Illinois St. to 111 St., West along the North side of 111 St. over to Springmill Rd, and North to approximately 150ft. short of the proposed entrance that was shown a few months ago at TAC with the mass grading and drainage plan. At the last Plan Commission meeting, the Heath South project, which is approximately 6.5 acres, has been approved. It is situated adjacent to Illinois St. and West Springmill Rd. Have received comments from David Littlejohn, and have not yet made revisions to the plans to identify additional sidewalk connections. Nick Redden -City of Carmel Engineering No comments on the adjustments at this time will need to review new plans. Ryan Hartman -Clay Twp. Regional Waste No comments at this time. All issues have been addressed. Chris Ellison -City of Carmel Fire Department No comments on the adjustments, fire hydrants will need to be accessible at all times. Daren Mindham -DOCS Urban Forester Landscape plan that was provided is approved as of Nov. 21 2011. If new sidewalk connections change the landscaping plan a revised plan will need to be submitted. Daren Mindham will discuss with David Littlejohn a solution to providing a continuous landscaping buffer along 111 St. and Springmill Rd, while also providing the required sidewalk connection to the interior of the site. Shirley Hunter -Duke Energy Currently rebuilding the transmission line that runs along 111 St., just advised to keep in contact in regards to the locations of the poles and service.
