Russell & Associates Garuston Construction AREA DESCRIPTION The site is approximately 0.5 miles north of Interstate 1-465, 0.25 miles north of the Marion County line and 0.75 miles south of the Boone County line abutting the west side of U.S. 421 or Michigan Road. Immediately adjacent to the site north and west is Mayflower Park, to the south is vacant ground all zoned Industrial (1-1) and to the east is vacant ground currently agricultural zoned General Business (B- 2/3/4). SITE DESCRIPTION The entire site encompasses approximately 9 acres with approximately 600' fronting Michigan Road. The improved property, containing approximately 3.6 acres, is a mixed use development consisting of five buildings with approximately 40,000 square feet. The three one story buildings fronting Michigan Road were erected between 1967 and 1971. An 8,000 square foot addition to the 9840 building was built in 1998. All are constructed similarly with a structural system utilizing concrete block with steel beams and columns, metal bar joists and deck. A facade covers the concrete block consisting of a brick veneer, store from windows and doors and a cedar shake shingle roof. The two one story buildings to the rear were erected in 1986 and 1994 with a concrete slab, wood framing, aluminum siding and an asphalt shingle roof. PROPOSED IMPROVEMENTS There will be three phases of improvemems to the property and development plan as described in the Specifications below. AIl phases are independent of one another but completion of all phases would likely be within approximately two years. Phase I and Phase II are mixed use commercial structures developed on a speculative basis with construction beginning once permits have been approved and released. Phase III will begin to coincide with the improvements INDOT has proposed to the Michigan Road corridor. SPECIFICATIONS PHASE I: This building will be located at the from of the property along Michigan Road to be known as 9830 North Michigan Road. The 9,800 square foot structure will implant a foot print 70' wide by 140' long with a 16' Iow side eaves height. The structural system consists of two 35' long multi-span frames with five 28' wide bay spaces. The minimum clear dimension between the finished floor and the intersection of the column and rafter is approximately 13'-9". However, the minimum clear dimension in the bay area between the frames exceeds 15 feet. The steel structural system of the building utilizes beams, columns, metal deck and bar joists. The exterior walls are insulated 8" concrete block plus masom3, pilasters. The roof system will be single sloped utilizing a 24 gauge "Starshield" standing seam roof panel system with an "Alum-Zinc" (grey) finish and includes 6" (R-19) white reinforced vinyl faced fiberglass insulation. The from facade or east and north walls will have an elevation face with brick veneer and glass panel store front windows and doors. The roof elevation uses cedar shake shingles along the sloped canopy with a 3' soffit area below for signage and recessed lighting underneath the soffit. PHASE H: These buildings will be located toward the rear of the property to be known as 9832 North Michigan Road. There will be approximately 50,000 square feet of warehouse space consisting of six buildings all constructed similarly. The structural system will consists of concrete block and multi-span steel and metal frames with the minimum clear dimension between the finished floor and the intersection of the column and rafter of approximately 12'. The steel structural system of the building utilizes beams, columns, metal deck and bar joists. The exterior walls are insulated 8" concrete block plus masonry pilasters. The roof system will be single sloped utilizing a 24 gauge "Starshield" standing seam roof panel system with an "Alum-Zinc" (grey) finish and includes 6" (R-19) white reinforced vinyl faced fiberglass insulation. The front elevation will utilize textured concrete block and a landscaping buffer between the asphalt and the block wall. PHASE HI: In addition to the building improvements, we are also proposing to improve parking lot safety and traffic flow by reducing two ingress and egress points on the north end of the property to one ingress and egress point as shown on the proposed site plan. INDOT has already granted approval and released construction permits. Once the proposed access point has been installed, extensive landscaping will be installed along the entire 600' of the Michigan Road frontage. Topsoil on the Site consists primarily of the Brookston and Crosby soil series. The Brookston soil series is described by the U.S. Department of Agriculture Soil Conservation Service as being deep, very poorly drained soils while the Crosby soil series is described as deep, somewhat poorly drained soils formed in glacial till. The unconsolidated natural deposits in the vicinity of the Site have been mapped by the Indiana Geological Survey as being glacial tills. Tills commonly consist of a heterogeneous mixture of clay, silt, sand and some gravel with scattered cobbles and boulders. It is not uncommon for lenses of sand and gravel to be interbedded within the tills. Glacial drift thickness is approximately 160 feet in this area. The Site lies in the Scottsburg Lowland bedrock physiographic unit of the State of Indiana. Bedrock beneath the Site is Devonian and Silurian age limestone, and occurs at an elevation of approximately 725 feet mean sea level (msl). Regional Hvdro~eolo~ Water in this region is primarily withdrawn from both the sand and gravel and bedrock aquifers. Properly constructed wells in this area may yield up to 100 gallons per minute (gpm). Piezometric maps published by the Depaxtment of Natural Resources, Division of Water ~840-9870 North Micldga~ Road 5 indicate the groundwater gradient of the principle aquifer beneath ~ Site is in a southwe~ direction toward Eagle Creek.
