Site Narrative
The Overture, Section 1 is a proposed 19 lot residential subdivision on 9,1 $ acres located north of
126'h Street and West of thc new Hazel Dell Road. Thc layout for this project is based on the open
space ordinance and several development variances.
Water Service
Water for the project will be supplied by the City of Carmel. The water line for this section will be
connected to the existing 10" main on the north side of 126th Street.
Sanitary Sewer Service
The sanitary sewers for this project will connect to an existing 36" sewer interceptor in 126th Street
for thc first section. The sewer for section 2 will connect to thc 24" interceptor in Hazel Dell Road.
Thc City of Carmel will provide sewer treatment for the project.
Storm Drainage
The storm water runoff will be collected in storm sewers and routed a detention pond at the north
east comer of the site. An existing storm sewer stub and beehive inlet were provided at the east edge
of the site connecting into the 42" storm sewer along Hazel Dell Road. A 15" arm of the Moffit
drain also serves the site from the southeast comer with a tile crossing the East End of the parcel.
Soils
Soil types found on the site are primarily Miami soils some Cmsby and Westland soils. Miami and
Crosby soils are typically deep well drained soils, while Westland soils are characterized by high
organic soil overlaying deep well drained sandy soils.

Township, Hamilton County, Indiana, being more particularly described as follows:
Commencing at the southeast corner of said Southeast Quarter Section; thence North
89 degrees 44 minutes 17 seconds West (assumed bearing) along the south line of said
southeast quarter section a distance of 614.26 feet to the Point of Beginning; thence
continuing North 89 degrees 44 minutes 17 seconds West along said south line a
distance of 436.60 feet; thence North 00 degrees 17 minutes 08 seconds East, parallel
with the east line of said southeast quarter section, a distance of 744.61 feet; thence
