The regularly scheduled comminee meeting was called to order by Tom Yedlick,
Chairman, at approximately 7:00 PM in the Caucus Rooms of City Hall, One Civic
Square, Carmel, Indiau~
Committee members present were: Marilyn Anderson; Kent Broach; Dave Cremeans,
ex-officio; Leo Dierckman; Ron Houck; Norma Meighen; Chris White; and Tom Yedlick
Mark Monroe was present representing the Department of Community Services.

construct 19 lots on 9 acres within the subdivision known as the Overture, Section 1.
The site is located on the northwest comer of Hazel Dell Road and 126~ Street. The site
is zoned S-I/Residence ('Residential Open Space Subdivision, Z-296.)

Ed Flemin$ of Stocppelwerth & Assoc. appeared before the committee representing the
applicant. Camden Walk consists of 35 residential lots on 33 acres, 6 foot pathways on
the interior of thc subdivision, and an 8 foot wide path adjacent to Towne Koad.
Mark Monroe reported a few outstanding TAC issues ora minor nature.
Norma Meighen moved for the approval of Docket No. 33-99 S.P., Camden Walk,
LT.Co APPROVED 7-0.
Item 3. Committee to consider Docket No. 34-99 S.P, a secondary plat
application for Zaxing Homes. Petitioner seeks approval to construct 120 lots on 74 acres
within the subdivision known as the Lakes at Hazel Dell, Section 1. The site is located

on the east and west sides of Hazel Dell Road, south of 126a Street. The site is zoned S-
I/Residence (Residential Open Space Subdivision, Z-296.)
Filed by Richard Henderson of the Schneider Corporation.
David George of the Schneider Corporation appeared before the Committee representing
the Lakes at Hazel Dell. The propen'y is bounded by 1464 Street on the north, Hazel Dell
Parkway on the east and west ides, and 1264 Street on the south. The secondary plat has
some minor variations from the approved Primary Plat. The petitioner states that
concerns of the city and various agencies have been addressed.
In response to questions from Pon Houck, the petitioner stated that there are internal
sidewalks within the project on both sides of the street.
Mark Monroe reported that there are certain issues with the County Soil ~,Water relati~ng
to the erosion control plan that are still outstanding.
Chris White moved for the approval of Docket No. 34-99 SP, Lakes at Hazel Dell,
subject to resolution of all Technical Advisory Committee comments. APPROVED %0.
Item 4. Committee to consider Docket No. 13-99 P.P., a Primary Plat application
for Gerry Kosene. The petitioner seeks approval to plat 40 lots on 14 acres known as the
Fab'green Trace Subdivision. The site is located on the north side of 116~ Street, one-
quarter mile west of Rangeline Road. The site is Zoned K. 1/Residence.

Trna Nelson of Nelson and Fr~,kenberger appeared before the Comm~ee representing the
applicant. The proposed plat provided for 40 lots and 4 pockets of open space de,~ibed
as Blocks A through D. The plat that was presented at public hearing provides for a
single street forming a "T", There is an extension providing future access to the
undeveloped site to the west and also an extension to the east.
The eastern portion of the "T" does represent a change. The primary plat rendering
shows a cul-de-sac. Following the public hearing, the petitioner has eliminated the cul-
de-sac and replaced it with a stub street to the east. Another change is in the open space
along the esstem property line; this area now includes a pathway from the open space to
the sidewalks.
Ron Houck moved for the approval of Docket No. 13-99 P.P, Fsirgreen Trace
Subdivision. APPROVED 7-0.
There being no further business to come before the Committee, the meeting
