Carmel/Clay Schools- Woodbrook Elementary The applicant seeks the following special use amendment approval' Docket No. 04060018 SUA Chapter 5.02 special uses The site is located at 4311 E 116th Street and is zoned S-I/Residence - Low Density. Filed by Jeffrey Maidlow for Carmel/Clay Schools. ~^~ General Information: The petitioner requests special use amendment approval in order to remove or relocate 63 116TM ST Norway pine trees in the north landscape buffer border. Background Information: None. Analysis: The petitioner feels that GREENSPIRE there is an overcrowding of pine trees along the north border, and wants to remove a few trees so that the buffer looks less crowded. This is also being done to improve student safety & security, prevent crowding out and dying of trees, and improving the overall appearance of the site. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: The landscape buffer will be thinned out by the removal of pine trees so that it does not look overcrowded. 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because' The landscape buffer will still exist; it will just look less overcrowded by the older pine trees. 3.) The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The strict application of the Zoning Ordinance may result in practical difficulties in the use of the property due to fact that the owner has overcrowding of trees, with some trees dying, causing the buffer to not look aesthetically pleasing. Recommendation'. The department recommends positive consideration of Docket No. 04060018 SUA.
