Site plan e Building elevation and photograph of north facia wall sign Se Building elevation and photograph of south facia wall sign HSJanet~Dora\TOC-BZA 082304.doc EXPLANATION Meridian Hotel Partners, LLC ("Petitioner"), is the owner of a parcel of real estate located at the southeast comer of U.S. 31 and Main Street. The common address of the property is 10309 N. Pennsylvania. The Petitioner operates a hotel on the real estate which is known as the Hilton Garden Inn. In 2001, the Petitioner submitted and obtained Development Plan and ADLS approval regarding the site, including proposed wall signage for the hotel. After some time passed, the Petitioner commenced with construction of the hotel and eventually sought sign permits for the wall signage. After the wall sign permits were issued, it was discovered that, due to the size of the wall signs, variances were required. However, since the sign permits were issued, the Petitioner had already constructed the wall signs on the north and south facades of the hotel. In addition to variances regarding the size of the wall signs, the Petitioner also requires a variance as to the location of the wall sign on the south fa¢ade. To this end, docket No. 04-06-009 seeks a variance from the maximum sign area provisions of Chapter 25.7.02-8(c) of the Carmel Zoning Ordinance ("Ordinance"). The signs to be located on the north and south facade are approximately 130.63 square feet in size. Docket No. 04-06-0010 seeks a variance from the provisions of Chapter 25.7.02- 8(b) of the Ordinance, which requires wall signage to face road frontage. In this regard, the wall sign on the south facade of the hotel does not directly face road frontage. Included within this brochure are building elevations which incorporate renderings of the wall signs for the north and south facade, as well as photographs of the building elevations with the wall signs. The Petitioner looks forward to presenting these variance requests to the Board of Zoning Appeals Heating Officer at the meeting scheduled for 6'15 p.m. on August 23, 2004.
