("Mike's") is the contract purchaser of a parcel of real estate located near the southwest intersection of Rangeline Road and Carmel Drive. This site is currently the home of Cannel Car Wash, and the common address is 1250 South Rangeline Road. Mike's desires to demolish the existing buildings on the site and replace them with a new automated car wash facility, as well as a new self-service facility. In order to do so, Mike's is seeking architectural design, lighting, landscaping and signage approval, as well as development plan approval. The following exhibits describe and explain the request' le Exhibit 2 - Aerial - This exhibit is an aerial photograph of the real estate. e Exhibit 3 - Colored Site/Landscape Plan - This exhibit is a colored site/landscape plan which shows the points of ingress and egress to the real estate, as well as the proposed landscaping and locations of the automated car wash facility and self service facility. 3~ Exhibit 4 - Black and White Site Plan - This exhibit is a black and white site plan depicting further details of the site development. , Exhibit 5 - Black and White Landscape Plan - This exhibit is a black and white landscape plan which depicts the locations, numbers, and types of landscape plantings to be utilized in and around the real estate, as well as a planting schedule. Se Exhibit 6 - Renderings of Proposed Building Elevations - These exhibits are various renderings and drawings depicting the proposed building elevations, including building materials for the automated car wash facility and self service facility, as well as treatment of the trash enclosure. Se Exhibit 7- Photograph of Typical Mike's Car Wash Building Elevations - This exhibit is a photograph of how the typical Mike's Car Wash building elevation appears after construction. Please note, for this project, wall signs will not be utilized. Instead, Mike's will utilize ground signs. e Exhibit 8 - Signage - These exhibits are colored renderings of the proposed ground sign for Rangeline Road, ground sign for Carmel Drive, as well as the entrance sign and on-site menu sign and ticket book sign. For a look that lasts, specify LSI poles. SPECIFICATIONS POLE SHAFT Pole shaft is electro-welded ASTM-A500 Grade C steel tubing with a minimum yield strength off 50,000 psi. On Tenon Mount steel poles, tenon is 2-3/8" O.D. high-strength pipe. 1-enon is 4- 3/4" in length. Straight poles are 4", 5", and 6" square. HAND-HOLE Standard hand-hole location is 12" above pole base. Hand-hole size is 2"x 4". Poles 22' and above have a 3"x 6" reinforced hand-hole. BASE Pole base is ASTM-A36 hot-rolled steel plate with a rninirnum yield strength of 36,000 psi. Two-piece square base cover is optional. ANCHOR BOLTS Poles are furnished with anchor bolts featuring zinc-plated double nuts and washers. Galvanized anchor bolts are optional. Anchor bolts conform to ASTM-A36 with a minimum yield strength of 36,000 psi. GROUND LUG Ground lug is standard. DUPLEX RECEPTACLE Weatherproof duplex receptacle is optional.
