OP EGRESS PATH ORIGINATION POINT BID SET A.200 GENERAL NOTES 1. The main Scope of Steel Package is primary steel as shown in the SA sheets. Architectural drawings of shafts in the building describe shaft wall and stair information required for coordination. The scoping of the steel stairs as part of the steel package will be done by the GC. 2. Various items NOT IN CONTRACT (N.I.C.) are AAC planks, CMU, metal stud walls, masonry veneer, EIFS, limestone, paver systems, storefront, curtain wall, window systems, fire proofing to name a few. GENERAL NOTES: 1. Nothing set forth in these drawings shall release any contractor from his responsibility to provide appropriate quantities, field measurements, dimensional stability, installation, anchorage, and coordination with other trades; or release him from his responsibility to identify and resolve deviations from the requirements of the contract documents, or free him of his responsibility to alert designer to errors or omission. 2. Contractor shall utilize these drawings in conjunction with the specifications to determine the full scope, intent and requirements of the project. Specifications and drawings are intended to be complementary, not mutually exclusive. Work shown on the drawings but not listed in the specifications, and work described in the specifications but not shown on the drawings shall be interpreted as though work were fully described in both places. The higher quantity, higher quality, more labor intensive and overall more stringent and more costly requirement shall apply unless otherwise clarified in writing prior to bid. 3. Each contractor shall verify in the field all existing applicable conditions and dimensions shown on the drawings and as pertinent to the intent of these drawings. Any discrepancy discovered shall be brought to the attention of the designer prior to the commencement of any work affected by, or related to, such discrepancy. Each contractor shall be responsible for all costs associated with, or caused by his failure to comply with this requirement. 4. Each contractor shall review all portions of his work, before starting the work, to verify that the work will not prohibit completion of the project as intended in these construction documents. All questions shall be referred to the designer for resolution. 5. Each contractor shall field verify all existing applicable conditions and dimensions shown on the drawings. As pertains to the intent of these drawings, contractor shall bring to the attention of the architect and designer any discrepancies discovered prior to the commencement of any work affected by or related to such discrepancy. Each contractor shall be responsible for all costs associated with or caused by that contractor’s failure to comply with this requirement. 6. !Dimensions are to face masonary walls, face of metal studs, or column centerline unless noted otherwise. 7. !Refer to sheet AAG001 for wall types. 8. !Refer to sheet AA601, and aa603 series for door types. 9. !Refer to sheet AA604 for window types. 10. !Paint all hollow metal doors and frames, exposed steel, lintels, handrails, guardrails, ladders beams, joists, columns, etc. In all finished areas. 11. !Caulk interior and exterior perimeters of all hollow metal and aluminum door and window frames. 12. !Verify undercut requirements of doors where carpet or other flooring is to be installed. 13. !Maximum spacing between gyp. bd. control joints (C.J.) shall be 30'-0". The maximum distance from a corner to a joint shall be 24'-0". Provide control joints between all interior load bearing walls and non-load bearing walls; at all abrupt changes in wall height; at all changes of wall thickness; at pilasters and columns. verify final joint locations with A/E before construction. BID SET A.300 GENERAL NOTES 1. The A.300 Bid Set series is broken down to several bid sets sub-divided by areas A, B and C. Further divisions exist at various column lines. The title sheet and area floor plans identify where these lines of divisions occur. 2. Scope of Work Summary: a. The Scope for the A.300 Bid Set(s) consists of the following: i. All exterior walls and veneer (masonry, EIFS, metal cladding, plastics, and etc.) from the parking level to roof and associated parapets, ii. Any thermal insulation in the exterior walls, iii. Damp-proofing and flashing, iv. Railings and ornamental steel as part of the elevations and facades, v. Roof top structures (Roof Pop-ups) for elevators, stairs, and mechanical shafts, where indicated by note on the A.300 Bid Set Drawings. vi. Deleted. vii. Structural components shown in the SA series drawings that are not part of the A.200 bid set, viii. Curtain wall, storefront, windows and doors shown on the exterior walls, ix. Roof membrane, associated roof accessories and insulation, x. Gutters, collection boxes and downspouts, xi. Canopies, xii. Gypsum board fireproofing systems associated with framing adjacent to exterior wall and roof systems, xiii. Any associated painting and sealants with the above systems. b. Various items NOT IN CONTRACT (N.I.C.) shall be: i. AAC block, ii. Paver systems, iii. Sprayed applied fireproofing, iv. Interior gypsum board and interior door and window trim, unless otherwise noted. v. Hollow metal doors, frames and hardware in both the parking level, first floor and various roof levels (unless otherwise noted). These are part of the A.400 and A.410 bid set packages. vi. Dryer and kitchen hood vent boxes, vii. Signage, viii. Monumental stair at column lines R and 17 on the first floor and parking level. c. All fire-stopping and caulking assemblies associated with work shall be included. d. Perimeter CMU walls on the first floor between the 0 and +2'-0" elevations shall be included in this bid package unless scoped differently by the CM. 3. CMU Masonry: a. Refer to the Masonry Wall Schedule in the S-Series drawings for minimum reinforcing requirements. b. Masonry Contractor is to verify that existing vertical reinforcing stubbed out from C.I.P. work is per the requirements in the S-series drawings. The Masonry Contractor is required to epoxy grout additional dowels into the C.I.P. work as necessary to satisfy the S-series drawings. Review all Engineer's Supplemental Instructions. c. At doors shown on the first floor plan next to perpendicular exterior walls, leave a full 8" CMU distance to the wall, U.N.O. or dimensioned otherwise. Notify Architect of any conflicting conditions. d. Masonry rough openings typically are 4-1/2" wider than the nominal door size, U.N.O. e. Omit top course of CMU at doors thresholds for slab pour for the width of the rough opening. See door sill details. 4. EIFS notes: a. Surfaces that project more than 2” and have slope shall be coated with an additional reinforcement product formulated for such applications. Follow specific manufacture’s requirements for such instances. b. Provide reinforcement and attachment systems for EIFS features such as bands, wall opening head featuers, copings, cornices and their associated caps, roofing or flashing. c. All EIFS application shown on exterior sheathing is a drainable system. Some EIFS is directly adhered to masonry as appliqué. These are typically cornices, bands and similar features. Provide drainage weeps and vents as required where drainable panels occur above direct applied appliqué. Coordinate with the flashing and metal trades where metal flashing, cap and copings are required. d. Provide encapsulated finish at all bottom panel edges that weep the drainage plane. This is a non-combustible building, therefore, starter track may only be used at ground plane conditions. Where details show “starter track” in locations other than ground plane interfaces, review these locations with the Architect for clarification. e. EIFS PANELIZATION: Where EIFS panels or shop built portions are possible, notify the architect for approval and coordination. Provide shop drawings for all pieces. Coordinate with other trades for reinforcement, blocking, penetrations, windows and doors, joints, flashing, roofing and sealants. EIFS contractor is responsible for field measuring site and as-built conditions. f. Provide Impact Resistant Mesh at EIFS shown at Retail Facade locations within six vertical feet of public areas, in all residential porch walls for the the entire height and roof screen wall locations. 5. Curtain Wall and Storefront Systems: Storefront systems will be permitted as long as the supplier and manufacturer have engineered the systems for seismic loads and wind loads described by the specifications, and local and state codes. Refer to the Structural Engineer’s drawings for design data. All systems will be required to be submitted to the Architect for approval, certified by a Structural Engineer’s stamp registered in the State of Indiana. 6. Stone Masonry: Provide granite base where stone is in contact with sidewalks, hardscape pavers and streets cape 7. CFS roof trusses per CCC.A300.ADD.01. BID SET A.400 GENERAL NOTES 1. Scope of Work Summary: a. The Scope for the A.400 Bid Set consists of all CMU walls and partitions for common spaces in both the parking level and first floor up to the underside of the second floor deck. Interior stud partition walls contributing to common spaces can be included in this package as well. Stud partitions on the first floor include CMU between the 0 and +2'-0" elevations. Include any veneer anchorage as detailed when CMU serves as a veneer back-up. b. Various items NOT IN CONTRACT (N.I.C.) are: AAC planks, masonry veneer, EIFS, limestone, paver systems, storefront, curtain wall, window systems, steel fire proofing. c. Doors included in A.400: i. Hollow metal doors, frames and hardware in both the parking level and first floor unless otherwise noted. ii. Coiling fire doors at fan rooms and coiling loading dock doors. d. All fire-stopping and caulking assemblies associated with work. e. Louvers and rolling fire doors for Parking Level ENVAC and Mechanical Fan Rooms. 2. Perimeter CMU walls on the first floor between the 0 and +2'-0" elevations are N.I.C. and will be included in a later bid package. 3. Refer to the Masonry Wall Schedule in the S-Series drawings for minimum reinforcing requirements. 4. The title sheet and the column lines on the plans identify where these lines of divisions occur. 2. Scope of Work Summary: a. The Scope for the A.310 and A.305 Bid Set(s) consists of the following: i. CFS studs for exterior walls only. ii. Exterior sheathing. iii. Exterior weather barrier installed over exterior sheathing. Confirm that thru wall flashing can be installed at a later time and that the weather barrier will overlap flashing. iv. Miscellaneous steel items only as required by this bid set(s) or if a required by A.300 Bid Set(s). v. CFS Trusses which are required to construct parapet walls. Information regarding these have already issued in A300 ADD.001. vi. Secondary structural framing by the steel prime contractor as found in the sheets which are the A.305 Bid Set. vii. Included A.305 bid sets only, are perimeter CMU walls on the first floor between 0'-0" and +2'-0" elevations, and up to +3'-4" at knee walls. b. Various items NOT IN CONTRACT (N.I.C.) shall be: i. AAC block, ii. Paver systems, iii. Sprayed applied fireproofing, iv. Interior gypsum board and interior door and window trim, unless otherwise noted. v. Exterior doors and windows unless noted otherwise. Opening sizes, locations, head heights are shown, but final window information such as grills, operation/type, frame color(s), etc. are to be determined. vi. Batt wall insulation unless required and in areas that won't be accessible at a later date such as box headers and cripples (see Bid Set A.300C.1 for details). vii. Dryer and kitchen hood vent boxes, viii. Interior CFS studs. They will be part of forthcoming Bid Set. ix. Exterior veneer. x. Building Expansion joint(s). xi. Thru-wall flashing. xii. Roofing and copings. See Bid Set A.220. 3. CFS roof trusses per CCC.A300.ADD.01. 4. For specification information, refer to the appropriate section in the specifications issued for Bid Set A.300C.1. 5. For Window and Door information REGARDING SIZES ONLY, refer to the current version of the Window and Door Schedule as issued in Bid Set A.300 BID SET A.220 GENERAL NOTES 1. The A.220 Bid Set series is broken down to several bid sets sub-divided by areas A, B and C. a. Area C for bid package A.220C starts at column line 16 and ends at column line 21 at the east side and column line 19.9 on the west side. b. Area B for bid package A.220B starts at column line 21 at the east side, column line 19.9 on the west side and ends at column line 28 on the north side. See specific boundaries described below. c. Area A for bid package A.220A starts at column 27.6/L.9 and ends at column 24/H. See specific boundaries described below. 2. The CM may redefine detailed scope of work within each Area (A, B or C) to delineate clearer boundaries of work. 3. Scope of Work Summary: a. The Scope for the A.220 Bid Set(s) consists of the following: i. In Area C, roofing for this bid set includes membrane roofing between parapets and main exterior walls between column lines 18 and 21 on the first floor roof and 18, 19.9, R and P on the fifth floor roof; and all roofing (including roofing accessories and parapet wall materials at the roof side) defined in Bid Set A.300 C.1 between column lines 16 and 18 and R.6 and P. The CM may redefine scope of work to delineate clearer boundaries of work. ii. In Area B, roofing for this bid set includes membrane roofing between parapets and main exterior walls between column lines column lines 21, S, P, and 28.1 on the first floor roof, area between column lines 24, 25, N.1 and L.9 on the first floor roof, and area between column lines 20, R, L.9 and 27 on the eighth floor roof. The area between column lines 24, 25, R and S shall not be included in this bid set, but in Bid Set A.300B. iii. In Area A, roofing for this bid set includes membrane roofing between parapets and main exterior walls between column lines 27.6, L.9, 27 and J on the first floor roof, and between column lines 27, L. 9, 24 and J on the fifth floor roof. The mansard area between H, J, 27, and 24 on the sixth floor is not included. iv. Roofing and exterior veneer is included for roof top structures (Roof Pop-ups) at the following penthouse clerestories, elevators, stairs, and mechanical shafts: 1. Mechanical Shaft MA-4 (Bid Set A.220C) 2. Mechanical Shaft MA-2 (Bid Set A.220B) 3. Elevator Shaft combined EA-4 and 5 (Bid Set A.220B) 4. Stair Shafts SA-2 and 3 (Bid Set A.220B) 5. All penthouse clerestories in Area B excluding tower at columns 27 and Q, and curtain wall enclosure at column lines 23/P and 23.6/N.5 (Bid Set A.220B) 6. Elevator Shaft combined EA-2 and 2 (Bid Set A.220A) 7. Mechanical Shaft MA-1 (Bid Set A.220A) v. Roof membrane, associated roof accessories and insulation, vi. Gutters, collection boxes and downspouts, vii. Any associated painting and sealants with the above systems. b. Various items NOT IN CONTRACT (N.I.C.) shall be: i. Areas described above to be excluded within larger roofing work. ii. AAC block, iii. Paver systems, iv. Sprayed applied fireproofing, v. Hollow metal doors, frames and hardware at various roof levels (unless otherwise noted). These are part of the A.410 bid set packages. vi. Signage, vii. Railings and ornamental steel as part of the elevations and facades, viii. Gypsum board fireproofing systems associated with framing adjacent to exterior wall and roof systems, ix. Exterior façade work except associated in roof pop-ups described above in part 3.a.iv, and except parapets and dome work shown in drawings in bid set A.300C.1. x. CFS roof trusses c. All fire-stopping and caulking assemblies associated with work shall be included. 4. EIFS notes: a. Surfaces that project more than 2” and have slope shall be coated with an additional reinforcement product formulated for such applications. Follow specific manufacture’s requirements for such instances. b. Provide reinforcement for attached cladding such as copings, roofing or flashing. c. All EIFS application shown on exterior sheathing is intended to be drainable systems behind the EIFS systems and in front of the exterior sheathing. Some applications of EIFS area directly adhered to masonry as appliqué. Review drawing details carefully to understand where drainable systems occur. Provide required starter tracks that weep the drainage plane. Some details require an “universal starter track” to allow the finish to return back at the underside of head and soffit areas. d. Where EIFS panels or shop built portions are possible, notify the architect for approval and coordination. Provide shop drawings for all pieces. Coordinate with other trades for reinforcement, blocking, penetrations, windows and doors, joints, flashing, roofing and sealants.
