Fifth Third Bank will provide beneficial services to the community. . The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The signage does not encroach any other property, nor will it adversely affect traffic to · and from adjacent properties. . The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The bank will not be visible to the user thus causing confusion to the ultimate destination thus causing the bank to lose business which affects the profit of the bank.
