Dear Carmel Plan,Commission:,
As.I.am not going.to be able to make it :tonight to th'e :Plan Commission Hearing
regarding Docket #11070011 Old Town Overlay Demolition; Sunset Amendment 1
wanted to add my two cents: the Contributing. Homes List is onerous and subjective if
not illegal. .I would throw it out completely and not'have a list- at'all. Instead, there does
need to be inplace'strict architectural guidelines for renovation: and new construction
(more sothat'exists today), but the decision and abilityto demolish should.be at the
owner's choice as along as such requirements are follewed.in the rebuilding. As I have
told many people past, „one: of the easy things we can do'to increase the viability of
commercial businesses on Main Streetis to encourage new investment and increased
density of residential uses =around it. It does not make sense to continue modernizing
Main Street, yet keep outdated and .functionally obsolete :residential structures. Anything
wecan do with ordinances to further` encourage redevelopment of residential properties
the better. Feel free to pass along my view if /when appropriate.

Subject: Ch 23 Sunset::Provision';Ordinance
Angie,
I just wanted to give you a heads up •that,l will be offering some comments during the public hearing tonight regarding the
ordinance involving demolition of contributing homes in old town. I believe strongly in the planning staffs ability to exercise
good judgement regarding, the execution of the ordinance, but I do not supporithe ordinance itself. My main objection is
the Contributing Buildings map.
I have'invested aigreat"deal oftime researching the map and believe thatthere are many homes that should not be on
the map. Conversely, there are quite a few'homes` that should be included in the, map that have been called "Non
Contributing" The list is flawed! Rather than use an ordinance as a funnel I'd prefer to see the list reconsidered, or done
away with altogether, and have strict' architectural guidelines in place to assurethat the integrity of the neighborhood is
maintained.
That said, I wanted to let you know of my concerns so that you aren't surprised, atmy comments as I have the utmost
respect for the planning staff and want to maintain what I believe to bean excellent working relationship.
Much Appreciation,
Justin
