The applicant seeks the following development standards variance:
Docket No. 04100006 V Chapter 25.07.02-09(b) number of signs
The site is located at 3934 W 96th St. The site is zoned B-2/Business within the US 421 Overlay.

General Info:
The petitioner is
requesting a
variance to have
a second sign on
the property.
Currently, there
is a ground sign
along 96th Street,
which identifies
the building and
address. The
proposed wall sign will identify that a chiropractor and dentist are located in the building.
Background Info: The site has already gone through DP/ADLS in the past and has recently gone
through ADLS Amendment approval for the proposed wall sign design and location.
Analysis'.
While the existing ground sign identifies the Brinson Building and address, there is no signage to
identify the tenants in the building, a dentist and a chiropractor. The proposed wall sign meets the sign
ordinance square footage requirements and will be comprised of on-illuminated metallic gold letters.
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health, safety, morals,
and general welfare of the community because: The building currently does not have signage
identifying the tenants of the building.
2.) The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because'

generally identify the two tenants occupying the building.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because:

known to the public.
Recommendation:
The department recommends positive consideration of Docket No. 04100006 V.
