1. The approval of this variance will not be injurious to the public health, safety, morals and
general welfare of the community because:
In fact, approval of this vadance will lead to a positive outcome in public health for the
area in identifying two local health professionals. In addition, this sign will be more visible
than would a ground sign, thus leading to a lower probability for an accident. Morally, this
sign by its words and design are without obscenity and therefore positive. In general, I
believe this sign will have a positive impact on the general welfare of the community in
which these two doctors will practice.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:
The proposed sign has been reviewed and adjusted with help from the department of
planning and zoning and has exceeded all standards; including being of acceptable color
and materials. The sign is to be installed by a very reputable sign company that is known
in the Carmel area. We also believe that our sign will be a classy edition to our beautiful
building and may in fact add value.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because:
The tenants of this building need proper signage to promote their practices in a
professional manner and the addition of this sign will allow for patients to more easily find
their doctors office. Also, the current ground sign if used instead for tenant signage
would not allow for nearly enough space for each tenant without extensive work and
would also be much less visible for patrons.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development
Standards Variance

the minutes of this Board, which are incorporated herein by reference and made a part hereof.

STATEMENT OF VARIANCE'
The variance that we seek relates to section 25.07.02-09 (b) in regards to the
number and type of'sign allowed for a multi-tenant ground floor building. Currently, our
ground sign would either need to be removed in order for the tenant wall sign we have
proposed to exist; or to keep the ground sign only we would have to tear out the current
limestone and replace it with 3 pieces that would hardly be legible from the roadway and
would in fact detract from the current setting in our opinion. It is understandable that
tenant signage on both wall and ground sign is unnecessary as the ordinance protects;
however we propose to never change our ground sign to identify anything more than the
building and the address and if ever the building name were to change, we would follow
the proper procedures as we have during our entire project.
STATEMENT OF SUPPORT:
We feel that support for this variance is warranted due to the fact that the ground
sign is the only building identification and address sign for the building and the proposed
tenant signage on the SE gable end is the proper location for tenant signage for visibility.
We believe our building sign is as attractive as our building and we would like to see it
stay to represent our building and give the address. We have also seen many buildings
throughout Carmel that have both wall and ground signs that are very attractive. In
addition, we have worked very hard with Carmel during the entire process and believe we
have met or exceeded all requests and thus earned support for this variance.
