DARDS VARIANCE The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: Although the entire buffer yard requirement is not met, the site still provides enough buffer yard such that the public health, safety, morals and general welfare will not be adversly affected. . The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The current buffer yard is 0'. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The current greenbelt is 0 Ft. The proposed 10 Ft. greenbelt increases the amount of green space and will not affect the adjacent property in an adverse manner. . The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The site constraints imposed by the 30 Ft. greenbelt causes the site parking area to become inadequate for the proposed use. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The blade signage is not impeding, is not garish, and fits well with the building architecture. . The strict application of the terms of the Zoning Ordinance to the p'roperty will result in practical difficulties in the use of the property because' Since the building is required to be constructed so close to the R/W, the building impedes the view of the monument sign thus rendering the proposed restaurant to a competitive disadvantage. Any smaller menuboard would not allow KFC and LJS to adequately display their menu options.
