The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
Although the entire buffer yard requirement is not met, the site still
provides enough buffer yard such that the public health, safety, morals and
general welfare will not be adversly affected.

The current greenbelt is 0 Ft. The proposed 10 Ft. greenbelt increases

The blade signage is not impeding, is not garish, and fits well with
the building architecture.

use of the property because'
Since the building is required to be constructed so close to the R/W,
the building impedes the view of the monument sign thus rendering the
proposed restaurant to a competitive disadvantage.

The bases of the menubOards will be constructed with brick. This
architectural feature will greatly enhance the look of the boards and
will not affect the value of the adjacent properties.

use of the property because:
The requested size of the menuboards maximizes ease of perusal, expediency
with the drive-thru and product sales. Any smaller menuboard would not
allow KFC and LJS to adequately display their menu options.
