The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign will face east and the adjacent property to the east is the Five Seasons Club, bordered by 1-465 on the north. ge The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the PUD Ordinance permits lower level wall signs on the building as long as they are below twenty-six (26) feet in height. The final design of the building includes upgraded finish details on the first floor which causes practical difficulties in locating a sign at this level.
