Parkwood Crossing East - SmithBarney The applicant seeks the following development standards variance: Docket No. 04100028 V PUD Ordinance Z-362-01; Chapter 4.7.B.3 Lower Level Sign The site is located at 800 East 96t~ Street. The site is zoned PUD/Planned Unit Development. Filed by Blair Carmosino of Duke Realty Limited Partnership. 0 :~ ~ ........... Z General Info: The petitioner is seeking a variance from the Parkwood Crossing East PUD Ordinance in order to be able to [place a wall sign on the second level of the building, rather than the first level. The proposed design/location of the sign has been presented to the Plan Commission Special Studies Committee. Analysis: The sign will be 30 square feet in area, located on the east fagade of the building, and will be halo lit. The sign will face the 1-465 road frontage. Per the PUD definitions, a iower level sign is a sign located on a building faCade below a height of 26 feet, measured from grade. The proposed sign will be below a height of 29 feet. The variance is fo f height. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because' The 3-ft variance will not be injurious to the community; it is facing an interstate with a higher speed limit, where the proper placement of a sign is critical. The site lies lower than the raised road. 2.)
