The use and value of the area adjacent to the property included in the vadance will not be affected in a
substantially adverse manner because:
proposed signage will be located on the east elevation of each of the proposed buildings to be
constructed upon the mai estate, facing Meridian Street, which is a major
thoroughfare on both sides of which am commercial, office and retail uses.

The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
the ordinance imposes sign surface ama and other limitations which are inconsistent

with the use of the property for medical office and related facilities and the need for proper identification
thereof by patients, who am often not frequents visitors.
