The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the sign location may allow drivers on 1-465 to recognize the site earlier and be able to make better driving decisions when changing lanes and turning. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign location on the south faqade fits the architecture elements of the building and will not affect adjacent property values in this area. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the strict application of the Zoning Ordinance may result in practical di~culties in the use of the property due to the fact that the owner might have to place the sign on the 103rd Street frontage, which has a substantially less amount of visibility. DECISION IT IS THEREFORE, the decision of the Carmel Board of Zoning Appeals that Developmental Standards Variance Docket No. 04110025V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
