Project Background:
Our proposal consists of the redevelopment of an existing retail site at the south-east comer of West 97th street and US42 t/Michigan Road. This
site was completely developed prior to the adoption of the U$42I oveday zoning. The land is made up of three parcels, one of which is before the
Cannel City Council to be rezoned from S-I to t3-2 which is consistent with the Comprehensive Land Use Plan and the US 421 overlay zone. The
economics of redeveloping this site require that we ask the BZA consider some relief of the existing development standards. As part of our proposal
we are planning to demolish four of the five existing buildings and renovate the remaining one. Our proposed site plan includes dedicating
approximately 5,400 square feet for road Right-of-way and 5,000 square feet for Greenbelt buffer. This amounts to over 0.23 acres or about 9%
of the entire site. We have been working with the City Department of Community Services on this project for over a year and feel that our proposal
meets the objective intended by the US42I overlay zoning.
Community Comment / Devdoper commitments:
We have met with all of the adjoining neighbors regarding are proposal and they are supportive of our objectives. However, they have expressed
some concerns. In response to concerns we would like to make the following commitments:
I. Limit the hours of operation of the Auto repair shop to 7:00 am to 7.42)0 pm.
2. Place no building signage greater than 3 square feet on the east building devation.
3. Comtruct a 8'-0" high fence comistent with our proposal finished on both sides between the existing residential use to the east and our
proposed devdopment.

Proposed New Alexander Building: True two story brick and limestone building with two suites on the
first floor and six suites on the second floor. The total building area is 30,555 Square feet.
Proposed Renovated Ann Building: Re-skinning of existing building on site and adding a drive through
to the north with tow suites. The total building area is 4949 Square feet.
