Project Background:
Our proposal consists of the redevelopment of an existing retail site at the south-east comer of West 97~ street and US421/Michigan Road.
This site was completely developed prior to the adoption of the U$421 overlay zoning. The land is made up of three parcels, one of which is
before the Carmel City Council to be rezoned from S-I to B-2 which is consistent with the Comprehensive Land Use Plan and the US 42I
overlay zone. The economics of redeveloping this site require that we ask the BzA consider some relief of the existing development standards.
As part of our proposal we are planning to demolish four of the five existing buildings and renovate the remaining one. Our proposed site plan
includes dedicating approximately 5,400 square feet for road Right-of-way and I0,000 square feet for Greenbelt buffer. This amounts to over
0.35 acres or I3% of the entire site. We have been working with the City Department of Community Services on this project for over a year
and feel that our proposal meets the objective intended by the US421 overlay zoning.
Community Comment / Devdoper commitments:
We have met with all of the adjoining neighbors regarding are proposal and they are supportive of our objectives. However, they have
expressed some concerns. In response to concerns we would like to make the following commitments:
I. Limit the hours of operation of the Auto repair shop to 7.490 am to 7:00 ptru
2. Place no building signage greater than 3 square feet on the east building elevatioru
3. Construct a 6'-0" high fence consistent with our proposal fmished on both sides between the existing residential use to the east and our
proposed development.
