The applicant seeks approval for an office building with parking. Thc site is located
11411 Michigan Road. Thc site is zoned S-l/Residence (pending business rezone

As the commission may recall this property was the subject ora recent Rezone request. The
rezone is currently being considered by the City Council. The Department anticipates approval
of the rezone prior to final action by the Plan Commission.
The applicant is proposing to convert an existing residence at 11411 North Michigan Road to an
office use with limited exterior modifications to the site at this time as was illustrated by the
applicant at the time of the Rezone request. At some point in the future the site may be
redevelopcd and that future development would come back to the Plan Commission as a public
hearing and would also have to conform to the covenants and restrictions agreed to by the
applicant as part of their negotiations with the neighbors.
The Department has two outstanding issues that the applicant is working to address for review by
the Commission. They are the following:
The proposed sign. The department has asked the appli.cant to modify the proposed
sign to better reflect the residential character of the site. The proposed sign relates in
no way to the character of the other improvements on the site. The Department is not
in favor an illuminated monolith standing out in the front yard. The design needs to
be modified to blend in with the site. As proposed it sticks out like a billboard that
has nothing to do with the character of the site.
Curbing of the parking area. The applicant has agreed to curb the entire parking area
and forego a variance request. This is no longer a concern.
The Department recommends that this item be forwarded to the Special Studies Committee
on March 30n~ for further discussion.
