The following is our response to the matters discussed in your letter of January 29, 2004,
and additional comments that were not addressed at the TAC meeting of February 18, 2004:
1. Since we amended our request so that the property will be zoned to the B-
5/Business District, a DP (Development Plan) Application is no longer necessary.
2. Attached is a list of all adjacent property owners, in Hamilton County, certified by
the Hamilton County Auditor's Office.
3. Bob Doster at the Schneider Corporation has corresponded with TAC members,
and will provide copies under separate cover. Copies of his most recent correspondence are
enclosed.
4. Enclosed are color photographs of the building that is to be renovated and a
photographic rendering and description of the proposed sign.
5. The color photographs will be included in our package and presentation to the
Plan Commission.
6. The sign will be lit as provided on the "Description of Sign." The only other
lighting will be any existing fixtures attached to the home.
7. Since we amended our rezoning request so that the property will not be in the US
421 Michigan Road Overlay District, we are not required to have a 30-foot greenbelt along
Michigan Road.
8. Since the property will not be in the U.S. 421 Michigan Road Overlay District,
the provisions of Section 23C.8.3 requiring 50-foot side or rear yards adjoining the residential

property are not applicable. Per our zoning commitments, however, we have agreed to a 30-foot
greenbelt along the adjoining residential property, and it is depicted in the revised development

The location of the sign is as depicted on the revised site development plan.
15. Schneider Engineering has had discussions with Scott Brewer regarding, and
provided Scott with, the revised landscape plan included in the attached.
16. No mechanical equipment or trash receptacle is prgposed.
17. The State of Indiana has acquired a right-of-way for the widening of Michigan
Road. Please see Bob Doster's cover letter to Jori and Scott noting that the 10-foot path is to be
installed by 1NDOT in the right-of-way.

Gentlemen:
Per the TAC review, we have labeled yard/greenbelt areas, added landscaping, areas of the existing buildings, and noted the curb and
sign areas. We also noted that trash will be stored in the existing garage. No extedor mechanical equipment is proposed and there are
no existing easements to show. The 10' path on Michigan is to be installed by INDOT in the right-of-way. It is my understanding that a
vadance has been requested to delete the curb requirement for the ddveway in order to maintain the residential flavor of the site.
The only other comment I am aware of was from John South. We added a note for restoring lawn areas and have sent revised plans
back to him.

DESCRIPTION OF SIGN
The proposed sig~ is 5'x 8' monument sign as per drawing. The sign cabinet will be I8" deep
acid washed primed and painted black. The sign faces will be 3/16" solar grade white Iexan with
Century 21 logo, in brown, white and gold, as per artwork. The sign xvill be internally lighted by
high output lamps and ballast wired for 120 volts. The sign will be set with steel poles set in a
concrete foundation. The sign will have a 12" base. The sign base will be 18" deep and acid
washed primed and painted black. The sign base will have the property address in routed 125
aluminum acid washed primed and painted white. Hutchison Signs will trench electrical from
the building to the sign location and install (1) photo cell to control sign.

We have reviewed the construction plans submitted to the Hamilton County Surveyor's
Office on January 5, 2004 for this project and have the following commen~s:
1. The proposed project is the conversion of an existing residence into a small
commercial office. The site improvements will be limited to paving the existing
stone driveway and the addition of approximately $00 sq. ff. of impervious
surface. Do to the size of the increase and the surrounding area of grass (pervious
area), no storm water detention will be required at this time.
2. No permits will be needed from this office.
3. Any future development or additional impervious surface added to this site will
require a complete drslnage study to be performed.
4. Please note the additional comments may be warranted at a later date.

Soils Information:
MmB2 Miami silt loam, 2 to 6 percent slopes, eroded
This is a moderately well drained soil with a seasonal high water table at 2.0 to 3.5 ft. This soil
is located on rises on till plains; slopes are 2 to 6 percent. The native vegetation is hardwood
forest. The surface layer is silt loam and has moderately low organic matter content (1.0 to 2.0
percent). Permeability is very slow (< 0.06 in/hr) in the most restrictive layer above 60 inches.
Available water capacity is moderate (6.1 inches in the upper 60 inches). The pH of the surface
layer in non-limed areas is 5.1 to 6.5. Droughtiness and water erosion are management concerns
for crop production. This soil is designated potentially highly erodible (class 2) in the Highly
Erodible Land (HEL) classification system.
Additional information about soils is available in the "Soil Survey of Hamilton County". The engineer and/or
developer should consider the need for an onsite soils investigation.
I have reviewed the plans for this project and have the following comments:
The proposed site work appears to be less than 1 ac. Please confirm.
With the grading notes please include a requirement to establish grass in all the disturbed
areas.
