The Hearing Officer was Madeleine Torres. Department of Community Services Staff in attendance: Angie Conn; John Molitor, legal counsel, was also present. D. Public Hearing: ld. Meridian ~ 465 - Autobase The applicant seeks the following development standards variance approvals: Docket No. 04110025 V Chapter 25.07.02-10(b) sign oriented south Docket No. 04110027 V Chapter 25.07.02-10(c) sign size The site is located southwest of 103rd Street and Meridian Street/US 31. The site is zoned B-l/Business within the US 31 Overlay Zone. Filed by Charlie Frankenberger of Nelson & Frankenberger for Autobase Inc. Charlie Frankenberger, attorney, Nelson & Frankenberger appeared before the BZA Hearing Officer on November 30, 2004 at 6:45 PM. Kim Curtis, Autobase operations coordinator was also in attendance. Autobase is a customer relationship, management software provider for car dealerships. Autobase basically provides software to permit car dealership to stay in touch with their clientele. Notices for scheduling maintenance, service calls, lease maturity dates, etc. are a part of the accounting for over 1500 car dealerships in 40-plus states. The petitioner is relocating to the Meridian Tower Office Building at 103rd Street and Meridian from Fishers. Autobase will occupy the fifth and sixth floors of the office building, located within the US 31 Overlay, north ofi-465, east of Springmill Road, and south of 103r~ Street. The building has frontage on 103rd Street and is most prominently visible from 1-465; there is an intervening parcel and hence, no frontage on 1-465. The petitioner is requesting a variance to permit a 148 square-foot sign on the 1-465 side of the building. The relevant provisions of the Sign Ordinance are twofold. First, the Sign Ordinance permits a wall sign, but only on the frontage side of the building--in this instance, 103rd Street. The Sign Ordinance would permit a 105 square foot sign if the sign were on 103rd Street frontage and a 90 square-foot sign on the Meridian Street side of the building. Two variances are needed to permit this sign--one variance for the location on the 1-465 side of the building. SSBoardofZoningAppeals~BZAHearingOfficer\2004nov30 2 Department Comments, Angle Conn. The optimum place for signage on this particular building is toward 1-465 and the Department is recommending positive consideration at this time. Madeleine Torres granted the petition for Meridian ~ 465, Autobase and ruled in favor of the signage as presented with the location specified. The meeting adjourned at 7:00 PM.
