Dear Mr. Barnes:
We have reviewed the primary plat submitted to the Hamilton County Surveyor's Office on
February 26, 2004 for this project and have the following comments:
1. This project falls within thc jurisdiction of the City of Carmal.
2. This proposed site DOES NOT fall in a Cannel Well Head ?roteetion Area.
3. If a sump pump outlet or perime~r drain outlet for/.he septic systems it needed,
the subdivision to the north, Westwood Estates, is a regulat~l drain subdivision.
Please contact us if fu~er information is needed.
4. The Hamilton County Surveyor's Office has no objection to the proposed plat.
5. Please note the additional comments may be warranted at a later date.

4. Water and Sanitary Sewer Connection Fees:
Contact Carmel Utilities regarding requests for water service.
Availability (acreage) Fee - Water $1,010.00 per acre.
Connection Fee Water $1,310.00 per single-fanfily residence.
5. TAC Review/Drawings Submitted for Approval:
We request that all comments and comment letters generated by this office be answered in writing
and be accompanied by a drawing reflected requested revisions.
6. Please be advised that any installation of signs, walls, irrigation systems, etc. within dedicated
easements and/or dedicated right of way will rcqnire consent to encroach approval.
7. Carmel Utilities does not subscribe to "Holey Moley' and should be contacted directly for all
water main locations.

Alternative Transportation Plan (ATP) for 136"* Street is separated, parallel 10-foot wide asphalt
paths. However, it appears that there is no property associated with this minor subdivision subject
to right of way dedication.
What are the bold lines on the north side of the section line on the primary plat'? Are these right of
way lines? Likewise for the lighter line north of the bold line on the Reeder property.
The Signatm'e Block on the Secondary Plat is incorrect. Change from the Board of
Commissioners of Hamilton Connty to the City of Carmel Board of Pnblic Works and Safety with
the appropriate members names.

Soils Information:
CrA Crosby silt loam, 0 to 3 percent slopes
This is a somewhat poorly drained soil with a seasonal high water table at 0.5 to 2.0 ft. This soil
is located on rises on till plains; slopes are 0 to 3 percent. The native vegetation is hardwood
forest. The surface layer is silt loam and has moderately low to moderate organic matter content
(1.0 to 3.0 percent). Permeability is very slow (< 0.06 in/hr) in the most restrictive layer above
60 inches. Available water capacity is moderate (6.2 inches in the upper 60 inches). The pH of
the surface layer in non-limed areas is 5.1 to 6.5. Droughtiness and wetness are management
concerns for crop production. This soil responds well to tile drainage; it is designated potentially
highly erodible (class 2) in the Highly Erodible Land (HEL) classification system.
Br Brookston silty clay loam
This is a poorly drained soil with a seasonal high water table at 0.0 to 1.0 ft. This soil is located
on depressions and is subject to ponding; slopes are 0 to 2 percent. The native vegetation is
water tolerant grasses and hardwood trees. The surface layer is silty clay loam and has moderate
to high organic matter content (2.0 to 6.0 percent). Permeability is moderately slow (0.2 to 0.6
in/hr) in the most restrictive layer above 60 inches. Available water capacity is high (10.0 inches
in the upper 60 inches). The pH of the surface layer in non-limed areas is 6.0 to 7.3. This soil is
hydric. Wetness is a management concern for crop production. This soil responds well to tile
drainage; it is designated not highly erodible (class 3) in the Highly Erodible Land (HEL)
classification system.
lAdditional information about soils is available in the "Soil Survey of Hamilton County". The engineer and/or
developer should consider the need for an onsite soils investigation.
I have reviewed the plans for this project and have the following comments:
· The soils associated with this home site are somewhat poorly to very poorly drained. A
good drainage outlet is needed to successfully develop lot # 1.
· Basements are not recommended in these soil types.
· An SWPPP is not required for this project.

Dear Mr. Barnes:
This letter is in response to your Replat Application for Bennett Subdivision. This is a preliminary
letter to let you begin on revisions. Additional comments will be made by members at the TAC Meeting
on March 17. Please complete the following items after you have received additional comments at the
TAC Meeting:
1. Please place docket number on plat: #04020033 PP.
2. Please provide copies of your correspondence with TAC members.
3. Please label the 45-I2 half right-of-way for 1364` Street.
4. Please show/label the 136~ Street Centerline.
5. Please provide the name/address/and phone number of owner on plat.
6. Define lots more clearly (with a thicker line).
7. Label the lots numbers and square footage of each lot.
8. Please show existing monuments, markers, and benchmarks.
9. Please show the monument legend.
10. Please provide~a floodplain statement
11. Please show/label the 10-ft side yards and the 20-ft rear yards.
12. Please provide a copy of covenants/restrictions, if any.
13. Please have a consistent subdivision name (with or without the prefix "Dr.").
14. Please place docket numbers on plat: g04020033 PP and 04020034 SP.
15. Add the word "Minor" to the subdivision title.
16. Please show date of latest revision/submission on plat.
17. Please show the surveyor's signature, seal, and date.
18. Please show/label the 10-12 side yards and the 20-ft rear yards.
19. Please show the monument legend.
Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have
been made and comments addressed, please produce a Mylar copy for signature by this Department.
