Carmel High School Building Corporation Fitness and Weight Room Center Post-Construction Storm Water Quality BMP O&M Manual TABLE OF CONTENTS A.Project Overview B.BMP Maintenance and Inspection Summary C.BMP Maintenance Guidelines PROJECT OVERVIEW The project improvements consist of the modification of existing parking area to building and green space at the north edge of the existing school building. The proposed site improvements associated with this project will reduce the impervious (pavement) area by 1,000 sf. The reduction of paved surface and installation of the Rain Garden work taken collectively serve to reduce runoff, increase percolation and improve stormwater water quality for the site. Per the City of Carmel Stormwater Ordinance, the Rain Garden was sized to detain 1,196 cf of runoff. The installation of the pea gravel and sand trench underdrain system allow staging the small basin to a max depth of 18”. BMP MAINTENANCE AND INSPECTON SUMMARY Best Management Practices (BMPs) are used to filter stormwater and remove harmful sediments, nutrients, and contaminants prior to reaching creeks, streams, and rivers. In addition, regular inspections and maintenance of the site aids in the removal of trash, litter and debris. Rain Garden BMP’s are natural BMP’s that use ponding, filtration and natural processes performed in soils and by vegetation to improve stormwater quality. The BMP should be monitored and periodically inspected to remove trash and debris that could inhibit the health of grass and other vegetation. The BMP unit should be inspected upon completion of construction and cleaned of any sediment and/or construction debris. The Rain Garden BMP should be inspected on a yearly basis for grass and plant health. Plants and mulch beds shall be inspected and maintained allowing for positive drainage and filtration. The aged hardwood mulch layer should also be inspected and when necessary replaced. The owner is required to keep record of the inspections and maintenance activities associated with the BMP. After construction the Owner is responsible for inspecting and maintaining the BMP. TLF, Inc. Drain out time should not exceed 48 hours. When Twice Per Year drain out exceeds 48 hours the outlet should be checked for obstruction and/or the mulch and soil need replaced to restore infiltration. 1.Add additional mulch. 2.Inspect for sediment buildup, erosion, Annually vegetative conditions, etc. 1.Maintain records of all inspections and Ongoing maintenance activity.
