The site is located southwest of 106th Street & Michigan Road. The site is zoned I-I/Industrial and is located within the US 421 Overlay Zone. q[~( Filed by Kenneth Sebree of Sebree Architects, Inc. ~,~,~t [ The applicant is requesting approval of an ADLS for the construction of a bank along US 421, as part of the proposed Weston Park Center (Development Plan previously approved) at the southwest corner of 106 and M~chigan Road. Please see the mformat~onal packet prepared by the applicant for an overview of the site and proposed building elevations. The proposed building design appears to the 421 Overlay requirements. All Department and TAC concerns have been addressed. The following iterns are those that may require additional discussion: 1. Signage: One sign is permitted per the Zoning Ordinance and two wall signs are proposed. A variance will be required to allow two wall signs. The Department will not support the request. The Department prefers the white (night) sign as suggested as available under tab six of the information packet. 2. The Dumpster enclosure is in an inappropriate location. It should be moved to a location further west on the site, not placed between the building and US 421. The materials used for the dumpster enclosure should match the building brick and cast stone coping, not aluminum coping and split face block as proposed. 3. Verify that building walls screen ail rooRop-mounted equipment. The Department recommends that this item be forwarded to the Special Studies Committee on Thursday, May 6th for further discussion.
