Docket No. 04030042 Z: Townhomes at Guilford PUD The applicant seeks to Rezone approximately 9.5 acres from R-I/Residence to PUD/Planned Unit Development. Thc site is located at 1224 S. Guilford Road. Filed by Dave Sexton of the Schneider Corp. for Pittman Partners, Inc. The Subdivision Committee forwards the Rezone to the full Plan Commission with a 5-0 favorable recommendation as amended. The applicant should present modified elevations to the full Plan Commission at this meeting. The elevations will be an exhibit to the ordinance. The Department met with the petitioner and reached an agreement on the elevations as follows: . . All buildings will have a minimum 2' offset per living unit. Buildings 1, 2, 17 and 18 (units along Guilford Road) will have full brick elevations on all sides with the exception of the gable above the windows on the garage side. Buildings 3, 10, 11 and 16 will have full brick on the side elevations. The elevations presented at the meeting should reflect these changes. The Department will verify the changes prior to the meeting. The Department recommends that the Plan Commission forward docket No. 04030042 Z to the City Council with a favorable recommendation. Background: The applicant is requesting a favorable recommendation from the Plan Commission to rezone the subject property from the existing R-1 Residence classification to PUD/Planned Unit Development. The applicant has provided a proposed site layout and building elevations. As referenced in the language of the PUD these represent a commitment to construct the site in the illustrated manner (architectural materials, landscaping, etc.) To that end the applicant has been very responsive to requests made regarding the layout of the site including the addition of parking and the provision of future access to the area to the south. This proposal falls on the heals of the recently approved Brownstone Homes ~ Guilford Reserve located to the north and east of the subject parcel. The area north of 116th Street and west of Guilford Road is planned for future commercial uses under the Comprehensive Plan. The subject property is south of and adjacent to the Lenox Trace Condominiums development. More intense residential is viewed as compatible in this area. The Department encourages a mix of residential and commercial uses along this segment of Guilford Road. PCR-2004-0817
