and other valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the following

Part of the Southwest Quarter of Section 25, Township 18 North. Range 3 East in Hamilton
County, Indiana, more particularly described as follows:
Beginning at the Northwest corner of said southwest Quarter and run East on the North line of
said Quarter 174 feet, thence South parallel with the West line of said Quarter 174.2 feet, thence
West parallel with said North line 174 feet to the said Quarter Section line, thence North on said
line 174.2 feet to the place of beginning.

Also, a part of the Southwest Quarter of Section 25, Township 18 North, Range 3 East in
Hamilton County, Indiana, more particularly described as follows:
Beginning 174 feet East of the Northwest corner of said Southwest Quarter and run East on the

Range 3 East, beginning 67 feet south of the northeast corner of said northeast quarter of the
southeast quarter of said section, running thence south 107.2 feet, thence West parallel with
North line of said Section 78.4 feet to the
East right -of -way line of U. S. Highway No. 31, thence Northeasterly on and
along said East right -of -way line 134.2 feet to the place of beginning.
Subject to any and all utility easements of record, the lien for real property taxes not delinquent, and
subject to such matters as would be disclosed by an accurate survey and inspection of the real estate.

1. This is a written statement of, and summary of the basis for, the amount established through a valuation process as just
compensation for the purchase of this right -of -way for highway purposes. The amount set forth in Item 5 below is not less than the
approved estimate of value. Public Law 91 -646 provides that this value disregards any decrease or increase in fair.market value of
the property prior to the date of valuation caused by the public improvement for which the property is acquired other than physical
deterioration within reasonable control of the owner.
2. The legal description of this acquisition is sct forth in the instrument of conveyance in the following identified parcel and
this acquisition is identified in the Acquiring Agency's records as:

One story, free standing, masonry constnicted auto repair facility with 3 garage bays containing 1,872± square feet.
7. The amount in Item 5 above may include payment for the purchase of certain Land Improvements, Fixtures, Equipment,
Machinery, Signs, Etc., and their ownership shall pass to the Acquiring Agency. These items are identified as follows:
Asphalt pavement, concrete pavement, concrete curbs, well, septic system, light standard, ID sign, guardrail and landscaping.
8. Items owned by others (i.c.: lessee, tenants, etc.) included in Item 5 above arc identified as follows:

9. Remarks: *As stated in the review of the "Long Form" appraisal prepared by Joseph C. Traynor, effective 1- 30 -04,
if there is no potential responsible party (PRP) to pay for the necessary rcmediation and clean up of the subject property,
it is not judged to have any value. This "Statement of the Basis for Just Compensation," is based upon the extraordinary
assumption that there is a PRP.
