Time: 9:00 a.m. 9:00a.m. Docket No. 11100022 DP /ADLS: Gramercy PUD (Mohawk Hills Redevelopment). The applicant seeks site plan and design approval for a multifamily residential infill and renovation project on 116.4 acres. The site is located at approximately 751 E. 126 Street, at the southwest corner of 126` St. and Keystone Pkwy. The site is zoned PUD/Planned Unit Development. Filed by Matthew Griffin of Buckingham Companies. Matthew Griffin of Buckingham Companies presented for the petitioner. Provided a newer site plan for the proposed Gramercy Development, will be sending an update engineered plan in the next few weeks with civil data. This is a two scale drawing with all the building footprints and street networks for the fire department to look at to see if turning radius will work. The next layer is of the existing utilities with highlighted areas of conflicts. Complete build out will have a projected total of 1,276 units with 13,000 retail space. The street cut on Keystone and AAA way through the fountains property still remains on the site plan, there are 2 new proposed street cuts on 126` St. Project will be returning to the next TAC meeting for review and comments. Greg Hoyes Hamilton County Surveyor's Office -No Comments Joanie Clark Vectren Energy -If new units and remaining units will be using gas, will need to look at the locations of the mains and any relocation's that will need to take place to accommodate the new buildings and proposed construction. Nick Redden Camel Engineering -Will have new comments once receives and reviews the new plans. Ryan Hartman Clay Twp. Regional Waste -No Comments Chris Ellison Carmel Fire Department -Need to provide a proposed new utilities plan with fire hydrants, fire department connections for sprinkler systems and sprinkled buildings and will also need an emergency circular plan. Daren Mindham DOCS -Urban Forestry -Need to provide a new plan with the perimeter landscape. Shirley Hunter Duke Energy Timing is critical to be able to budget for the changes that need to be made and to be able to support the new load of the development and rehabilitation of existing units that will remain. Due to the PUD requirements and the age of the street lighting the developer will be replacing all street lights in the development. Angie Conn DOCS- Planning and Zoning Submitted new bicycle plan, will have to review with David Littlejohn once he returns from the conference. Planning and Zoning is still reviewing the full submitted packet with no comments at this time. 9:15 a.m. Docket No. 12020012 PP: The Lakes at Towne Road III. The applicant seeks primary plat approval for 14 lots on 9.6 acres. The applicant also seeks the following Subdivision Control Ordinance waiver: Docket No. 12020013 SW SCO Chptr 7.01: Base density 1 unit /acre. The site is located at 13336 Towne Rd. and is zoned S -1 /Residence. Filed by Jim Shields of Weihe Engineers, for Indiana Land Development Corp. Jim Shields with Weihe Engineers and Leo Dierckman with the Department of Indiana Land Development presented for the petitioner. The proposed site is approx. 9.6 acres, they are proposing a 14 lot subdivision. There will be an entrance on Town Road and will connect to the subdivision just north which is the Lakes of Towne Rd. Greg Hoyes Hamilton County Surveyor's Office -No Comments on the primary plat will have comments when project gets to the design phase, will have to have a 30' easement for the pipes and drainage will need to be addressed. Joanie Clark Vectren Energy No Comments, will be able to provide gas if desired for the lots. Nick Redden Camel Engineering -Sent letter with comments, No further comments at this time. Ryan Hartman Clay Twp. Regional Waste -No Comments on primary plat will have comments when the final design comes though. Chris Ellison Carmel Fire Department -No Comments Daren Mindham DOCS -Urban Forestry -Sent Comments, No further comments. Shirley Hunter Duke Energy Dated plan, do not have the new locations for poles in the decel lane, will have to make sure they work around locations or propose new plans for relocating them. The applicant seeks design approval for a medical building on the northern half of this parcel. The site is located at the northeast corner of 131 St. Pennsylvania Way, at 1440 W. Main St. It is zoned B -6 /Business within the Meridian Street/US 31 Overlay Zone. Filed by Jamie Browning for Meridian 131, LLC. Jamie Browning with Browning Investments and David Lach with Cripe Architecture presented for the petitioner. The site is located at the corner of Main St and Pennsylvania Way. approximately 3 acre `s. Currently working with INDOT on right -of way issues which is affecting how we are designing the site. Regional Waste No Comments Chris Ellison Carmel Fire Department Issues will INDOT will only affect sidewalks and bike paths on the plan; will not interfere with fire department access. Shirley Hunter Duke Energy Request a CAD file, and need to obtain load information, developer will need to set up new account to start engineering design work. Will need to work on plans to decided transformer locations and tie in for new service with existing service in the area.
