DESCRIPTION OF 110 FOOT RIGHT -OF -WAY AND LANDSCAPE
EASEMENT FOR FUTURE "LOOP ROAD" ACROSS
CARMEL -CLAY SCHOOLS REAL ESTATE
A part of the Southwest Quarter of Section 25, and a part of the Southeast Quarter of Section 26,
all in Township 18 North, Range 3 East, Clay Township, Hamilton County, Indiana, being more
particularly described as follows:
Commencing at the southwest corner of the Southwest Quarter of Section 25, Township 18
North, Range 3 East, Hamilton County, Indiana; thence North 00 degrees 08 minutes 50 seconds
East (assumed bearing) on the west line of said Southwest Quarter 727.20 feet to the Point of
Beginning of the herein described real estate; thence South 88 degrees 41 minutes 58 seconds
West 352.45 feet to the point of curvature of a curve having a radius of 740.00 feet, the radius
point of which bears North 01 degrees 18 minutes 02 seconds West; thence northwesterly on said
curve an arc distance of 320.44 feet to a point on the west line of the Northeast Quarter of the
Southeast Quarter of the Southeast Quarter of Section 26, Township 18 North, Range 3 East;
thence South 00 degrees 05 minutes 59 seconds West on said west line 118.45 feet to a point on a
non tangent curve having a radius of 850.00 feet, the radius point of which bears North 20
degrees 20 minutes 10 seconds East, said curve also being concentric with the previously
described curve; thence southeasterly on said curve an arc distance of 49.22 feet to a point on the
south line of said Quarter Quarter Quarter; thence North 88 degrees 49 minutes 47 seconds East
on said south line 617.89 feet to the southeast corner of said Quarter- Quarter Quarter; thence
South 00 degrees 08 minutes 50 seconds West on the west line of said Southwest Quarter of
Section 25 a distance of 4.85 feet to a point which is 654.00 feet North 00 degrees 08 minutes 50
seconds East from the southwest corner of said Southwest Quarter; thence North 88 degrees 52
minutes 13 seconds East 1310.48 feet to a point on the east line of the West Half of said
Southwest Quarter which is North 00 degrees 00 minutes 00 seconds East 654.00 feet from the

This description was prepared based upon a survey by Weihe Engineers, Inc. (WEI) of the
Carmel Clay Schools real estate in the West Half of the Southwest Quarter of Section 25,
Township 18 North, Range 3 East under Job WO1 -750. WEI has not performed any survey work
in the Southeast Quarter of Section 26, Township 18 North, Range 3 East, nor has WEI
performed any work on the school site since the time of completion of Job W01 -750 in February
2002. WEI has not performed a retracement survey on the Carmel -Clay Schools real estate
described in Deed Book 178, Page 65.
Fanning/Howey Associates has provided WEI AutoCAD files of the future Loop Road. These
files were translated to the southwest corner of the Southwest Quarter of Section 25 in Job W01-
750, and rotated to match the bearing on the west line of said Southwest Quarter. A check on this
rotation consisted of an iron pipe found in the vicinity of the southwest corner of the land
surveyed in W01 -750; this iron pipe was also in the provided AutoCAD files, and was in the
same location.
These AutoCAD files showed section corners for the Southeast Quarter of Section 26, Township
18 North, Range 3 East. This Quarter has been further subdivided by connecting opposite
midpoints. The description has been prepared such that there are controlling calls to the various
section lines, in case the location of the section lines varies from that shown on the attached
exhibit. No analysis has been performed regarding the location of adjoiner lines with respect to
the lines of the school site.
Note that the north line of this described real estate is 0.2 feet to 0.6 feet north of the south
face of the College Wood Elementary School Building

ACCEPTANCE OF DEDICATION DEED OF PUBLIC RIGHTS -OF -WAY
WHEREAS, the foregoing Grantor having filed with the City of Carmel, Indiana "City"), its
Dedication and Deed of certain real property "Property") to the City for the purpose of establishing
City rights -of -way, which Dedication and Deed is attached hereto and incorporated herein as
Exhibit "A" hereinabove set forth;
AND WHEREAS, the City believes that said fee simple conveyance of property is desirable and
necessary and in the City's best interests;
NOW THEREFORE, the City, by and through its Board of Public Works and Safety, hereby
accepts said Dedication and Deed, and orders that the Instrument of Dedication and Deed described
herein be recorded in the Recorder's Office of the County of Hamilton, State of Indiana, and that
said described real property be, and the same hereby is, declared open and dedicated to the City.
