ORDINANCE APPROVING PARTIAL RELEASE OF SEWER AND DRAT
EASEMENT ON LOT #11 IN EDEN GLEN SUBDIVI.S.ION
WHEREAS, the Common Council of the City of Carmel, Indiana
desires to approve a partial release of a sewer and drainage
easement belonging to the City of Carmel, Indiana located on Lot #11
in Eden Glen Subdivision in the City of Carmel, Indiana, which
Release is attached hereto and made a part hereof,
NOW THEREFORE, be it ordained by the Common Council of the
City of Carmel, Indiana that it herewith approves the partial release
of a sewer and drainage easement as it pertains to Lot #11 in Eden
Glen Subdivision to the City of Carmel, Indiana, which Release is
attached hereto and made a part hereof.
This ordinance shall be in full force and effect from and
after its passage.

This is to certify that a certain sewer and drainage
easement belonging to the City of Carmel, Indiana and located on
Lot #11 in Eden Glen Subdivision is herewith partially released
by the City of Carmel, Indiana, the legal description of said
partial release is as follows, to -wit:
Part of Lot #11 in Eden Glen, an addition in Hamilton County,
Indiana, the plat of which is recorded in Plat Book 3, page 148 in
the Office of the Recorder of Hamilton County, Indiana, being
described as follows:
Beginning at a point on the Westerly line of said lot, South 32
degrees 28 minutes 04 seconds West 55.00 feet from the Northwest
corner of said Lot; thence South. 39 degrees 38 minutes 38 seconds
East 134.61 feet; thence South 00 degrees 22 minutes 34 seconds
East and parallel with the East line of said Lot a distance of 5.00
feet to a point 10.00 feet West and 65.00 feet North of the
Southeast corner of said Lot; thence North 48 degrees 36 minutes
13 seconds West 132.42 feet to the said Westerly line (said point
being North 32 degrees 28 minutes 04 seconds East 108.53 feet from
the Southwest corner of said Lot) thence North 32 degrees 28
minutes 04 seconds East along said Westerly line 25.00 feet to the
POINT OF BEGINNING, containing (1,841.8 sq. ft.) 0.042 acres more

Part of Lot #11 in Eden Glen, an addition in Hamilton County,; Indiana, the plat of which is recorded
in Plat Book 3, page 148.in the Office of the Recorder of Hamilton County, Indiana, being described
as follows:
Beginning at a point on the Westerly line of said lot, South 32 .degrees 28 minutes 04 seconds West
55.00 feet from the Northwest corner of said Lot; thence South 39 degrees 38 minutes 38 seconds East

LOT #11 EDEN GLEN
DRAINAGE SUMMATION
1. The open drain in the rear of Lot #11 originally
received run off from 16+ acres of drainage area.
This area was comprised of:
a. Areas 1 and 2 attached Exhibit #1
b. Area 3 Attached Exhibit #2
c. Small portion of rear lots in Woodland Springs.
2. Approximately 6)4 acres was detained and diverted per
construction plan marked as Exhibit #3. Only 3/4 acre
indicated as area #4 Exhibit #3 continued to drain
into Eden Glen from adjoining properties.
3. Of the remaining 9 -3/4 acres draining into the
referenced open drain,7 -3/4 acres -was put into a
15 inch storm sewer-..beginning on the East side of Eden
Glen Drive and outfalling on the downstream end of the
referenced Lot #11.. These areas are:
a. Area 2 attached Exhibit #1
b. Area 4 attached Exhibit #3,
4. At present, only 2 acres of drainage area flow through
the open drain behind Lot #11. This area is indicated
as area 1 on Exhibit #1. The Bee -Hive inlet approximately
15 feet up stream from said Lot #11 will not accommodate
any drainage because of the grading of adjoining lots.
The drainage, in effect, by- passes this structure. It
could be anticipated that a maximum of 3 cfs would flow
through the open channel in the rear of Lot #11 during
a:10 year frequency storm.
