Docket No. 04040008 ADLS' Clay Terrace, Bldg G1 (Informational Item)
The applicant seeks approval of a retail building. The site is located southwest of US
Highway 31 and E. 146th Street. The site is zoned PUD-Planned Unit Development.
Filed by Fred Simmons o£ Simmons & Associates.
The applicant is requesting approval of an ADLS for the construction of a multi tenant building
including a bank with drive-thru service as part of the proposed Clay Terrace development
(Development Plan previously approved).
The applicant failed to appear at the May 18th Plan Commission. DOCS agreed to place the item
on this agenda so the committee could convey any concerns which would allow the applicant to
present revised plans, if necessary, to the full Plan Commission at the June 22 Plan Commission
heating. The item does not require Committee review per the roles of procedure and could be
approved by the Plan Commission on June 22nd.
The site is the furthest south on the site along Clay Terrace Boulevard north of the intersection of
US 31 and Range Line Road. Please see the informational packet prepared by the applicant for
an overview of the site and proposed building elevations. All TAC concerns have been
addressed. The following items were those that concerned the Department:
1. Drive-thru: The Department would like to see the drive-thru canopy integrated more fully
into the building fafade. Suggestions made to the applicant include extending its length
(across more of the building) and adding a column between the second and third lanes.
2. The colonnade surrounding the turret shaped area is half-hearted attempt to leave "Old
National" prototype in tact. The colonnade should be the facade wall.
3. The entrance needs to be backed away from the street to allow access to sidewalk without
having to go under entry area. This could be achieved by reducing vestibule depth and
get closer to "Clay Terrace" theme and further from the prototypical "Old National"
design.
4. Verify that building walls screen all rooftop-mounted equipment.
The applicant made revisions to the elevations reflected in the information that went out with the
Committee Agendas. The revised elevations address all but item number four above.
Note' No official action is required by the Committee. This item will appear on the June
22nd Plan Commission agenda under New Business.
