Introduction
This Packet, Docket No. 04040008 ADLS, shall serve to document the design of a proposed multi-tenant retail building at the Southeast end of Clay Terrace. This
building was not a part of the original ADLS submittal for the sixteen (16) buildings,, dated June 6, 2003. The initial plan was for this site to be developed as an out-lot
for a single user. Marketing and leasing activities have caused the Developer to reconsider its highest and best use. Its design incorporates a variety of the architectural
styles previously approved.
Architectural Design
The architectural character of the building is consistent with the various styles previously approved. All building materials will match those used on the other
buildings within the development.
The Tenants, within the building will share the enclosed trash compactor located in Building F2, immediately North of this
will be screened by the building's parapet walls. ~

Tenant rooftop equipment
Other than what is indicated on the Drawings, this submittal does not include individual Tenant Storefronts. These designs will be submitted to the City for approval
as each Tenant is identified.
Landscaping, & Lighting
Landscape and hardscape improvements are consistent with those of the previously approved designs.
The majority of the exterior lighting shall be considered existing, since it was approved as part of the original submittal. Several new pole mounted fixtures have been
added to correspond to this new geometry. These fixtures are the same types and styles as originally approved. Recessed can lights will be installed in soffited areas
such as the drive-thru canopy.
Signage
This submittal does not include Tenant signage. All furore Tenant Signage will be in compliance with the PUD and previously approved Signage Criteria established
for Clay Terrace. Individual Sign Designs will be filed with the City as each Tenant is identified.
