Present for the Petitioner: Paul Reis Requested to Table Docket Nos. 12020014 V and 12020022 V to March 26, 2012, in addition to Dockets already tabled The site will be partially redeveloped with new anchor store, new building on southeast corner of parcel and new construction at each end of The Centre The new construction will not be enough to meet the 70% frontage along 116 Street (12020015 V) WWW.CARMEL.IN.GOV Page 1 of 1 (317) 571 2417 Carmel Board of Zoning Appeals Feb. 27, 2012 Any proposed bank or financial institution on southwest section of The Centre will not have two occupiable floors (12020016 V) o Current sections of The Centre do not have two occupiable floors Floor Area Ratio (FAR) will not be 50% or greater as required in the Rangeline Road Overlay o Current FAR is approximately 23 Public Hearing closed Department Report: Angie Conn From the Department Report, the docket numbers given negative consideration have been tabled to March 26 meeting for further review Any new development would be hard to comply with Overlay since parking is in front of buildings Department recommended positive consideration of the three dockets Discussion: Relief needed from the 70% frontage because of existing structures Any bank or financial institution would not have two occupiable floors New FAR will be equivalent to current 23 Action: Mr. Wilfong APPROVED Docket Nos. 12020015 V, 12020016 V and 12020017 V, The Centre for building orientation less than 70% frontage; building height not two occupiable floors (This variance does not apply to the proposed new retail building at the southeast corner of the site.); and building footprint floor area ratio less than .50. Adjournment The Hearing Officer adjourned the meeting at 5:45 PM.
