Summary : Applicant seeks approval for a sign
package for an existing building with existing sign-
age since new ordinance amendment requires Plan-
ning Commission approval. Approval is sought be-
fore any new tenants move into property and apply
for sign permits. Application is for signage only.
Existing design, landscaping and lighting remain un-
changed at this time.
Location : Property containing approximately 3.5
acres is located on the north side of West Carmel
Drive, just east of the Monon Trail. Property con-
tains a two-story building running mostly north and
south. However, since the building sits a bit angled
on the property (parallel to the Monon Trail), the
signs on the east side of the building are visible to
west-bound traffic on West Carmel Drive.
Signage : Kirby Park East is a mixed use building
containing destination-driven retail on the first floor
and full service office space on the second floor.
The purpose of this application is for signage for
first floor tenants only. No individual signage is al-
lowed for the second floor tenants. The building has
an indirectly lighted sign area above the first floor
windows on which tenants may mount their alumi-
num sign panel. Existing and future tenants in the
building lease tenant spaces in 24' increments of
width. Using the existing sign ordinance, tenants
should be allowed signs with different maximum
square footages. Current signs are generally 10'
wide by 30" high, but one sign is 15' long and an-
other is 20' long, both 30" tall. The minimum set
back from the right of way to the sign face is ap-
proximately 65'.
Proposal : Applicant seeks approval for up to 14
signs (10' to 20' long by 30" high) to be used for ten-
ant's signage. It will be the individual tenant's re-
sponsibility to obtain sign permits for their own
sign's face. All signs are to be of the same kind and

type that match the existing signs. All signs to be of
a white aluminum panel matching the existing sign
colors and to have red, black, white or silver vinyl
lettering in a matching italic sans-serif font for the
sign lettering. It is proposed that tenants be allowed
to incorporate their business's logo on the sign face
if they desire.
