The following is in support of the Primary Plat Application for the above referenced project and assigned
Docket 12030013 PP.
Project Description
This project entails the creation of a single lot at the eastern limits of Bennett Technology Park along
Michigan Road (SR 421) and Bennett Parkway. In addition to the lot, a new road will be extended south
from Bennett Parkway to the southern limits of the tract. The road is expected to extend further south as
future developments occur. The site is approximately 5.1 Acres less existing public Rights -of -Way of 1.3
Acres for a net of 3.8 Acres. The proposed Lot 1 will be approximately 3.3 Acres and approximately 0.5
Acres of new Right -of -Way will be dedicated to the City for the proposed road.
The site borders Boone County and the Town of Zionsville on its west side. The proposed road intersection
with Bennett Parkway occurs on the Boone County side. The public Right -of -Way in Zionsville has already
been granted as part of the adjacent Domain at Bennett Farms apartment complex currently under
construction. The site is zoned B -3 and is subject to the Michigan Overlay District.
The proposed development will consist of the new road, adjacent sidewalks and grading of future building
pads on the proposed lot. There are no new buildings, parking areas, utility extensions or signs associated
with this petition.
There is an existing 8" sanitary sewer paralleling the proposed lot along the
Michigan Road frontage. The existing sewer is part of the Clay Township Regional
Waste District service area. The existing sewer is anticipated to have sufficient
capacity to handle future development of this lot.
There is an existing 12" water main that crosses Michigan Road just along the
northern frontage of this tract and continues west along the south side of Bennett
Parkway.
The site was included in the master planned development of Bennett Technology
Park's drainage system. An existing storm sewer manhole is located on the west
side of the proposed road intersection with Bennett Parkway. Stormwater runoff
from the new road and the future development will be conveyed to this location

where the existing storm sewer system will carry it to the existing detention pond on
the north side of Bennett Parkway approximately 1000 feet west of this site. The
existing detention pond was designed to accommodate development of this tract.
In addition, the pond was analyzed and determined to meet the Water Quality
requirements for a BMP. A second BMP will be added to the new storm sewer
system just upstream of the existing storm manhole mentioned above in order to
meet the Carmel Stormwater Technical Standards requirements for two runoff
treatment measures.
Soils Map
Attached is a copy of the site with the soils identified. The site is comprised of approximately 50%
Brookston (Br) silty clay loam and 50% Crosby(CrA) silt loam.
