Docket No. 04040016 DP -Carmel Science and Technology Park, Blk 11, lots 2-4 · The applicant seeks to construct a street and three commercial lots. The site is located just southwest of the intersection of Carmel Dr and Guilford Ave. The site is zoned M- 3/Manufacturing Park District. Filed by Mark Monroe of Drcwry, Simmons, Pitts & Vornehm for REI Investments. The Special Studies Committee forwards a favorable recommendation to the full Plan Commission on this request. The Department requests the applicant place their agreements with the city on sidewalk and pathway improvements in writing for the file prior to final action on this request. The Department recommends that the Plan Commission approve the Development Plan as amended and only after receipt of the requested letter regarding sidewalk and path improvements. Additional Note: Written findings are required for action on the Development Plan. The applicant shall present these to the Commission at the meeting prior to approval. Background: The applicant is requesting approval of a Development Plan for the construction of a commercial subdivision with the construction of the Companion Animal Hospital on one of the lots (item tabled at committee). The proposal includes the construction of a cul-de-sac off of Carmel Drive and a future access off of 122~a Street. PCR-2004-0622
