The applicant seeks to construct 3 commercial buildings. The site is located just
southwest of the intersection of Carmel Dr and Guilford Ave. The site is zoned M-C¥,
3/Manufacturing Park District.

The applicant presented this application at the May 18th Plan Commission meeting. There were
no comments form the public related directly to the development plan for the subdivision of lots
on the subject parcel.
The Department asks that the applicant place its agreement with the Carmel Engineering
Department in writing for review and consideration prior to approval of this item.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background'
The applicant is requesting approval of a Development Plan for the construction of a commercial
subdivision with the construction of the Companion Animal Hospital on one of the lots (see
application also on this agenda). The proposal includes the construction of a cul-de-sac off of
Carmel Drive and a future access off of 122nd Street. Please see the informational packet
prepared by the applicant for an overview of the property (included under last tab of same report
as the animal hospital).
There is one outstanding issue that remains to be resolved prior to the Department recommending
approval. The applicant is working with the Department of Engineering to address access to
Carmel Drive and the construction of sidewalk/path along Carmel Drive and Guilford Road. An
agreement should be in place prior to approval by the Plan Commission. The Department has no
other outstanding concerns.
