FINDINGS OF FACT DEVELOPMENT STANDARDS VARIANCE
12030021V, 12030022V, 12033023V
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
Other buildings along US 31 corridor have multiple signs and would
not be out of character with any other building.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The sign would not face residential areas, and will allow SePRO
Tower to stay competitive to new tenants.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the

We have been informed that a sign package for our building has a maximum size of 90 square
feet per sign, has internally illuminated individual letters with ivory faces and bronze tip caps and
returns, and logos may not exceed 25% of the total sign area and are not restricted to color. This
standard sign package is appropriate for our building.
Additionally, we would like to propose a new sign on the East facing wall to have a total square
footage amount of 360 per square foot as opposed to the current approved amount which is 270
square feet.
