This project will be built out in one section. S. C,, Pr. piect~Description This project is located at 3750 Bauer Drive W. on the south side of the road. The overall site is approximately 2.91± acres. The existing site is currently an undeveloped commercial lot covered with grass and scrub brush. The proposed improvements will consist of a new car lot for Tom Wood Management's inventor. The proposed development will install new electrical service to the property, and no other existing utility will be required for the construction site. The existing land uses adjacent to the site are as follows: North: Commercial West: Commercial South: Commercial East: Commercial ,Desitin Method.and. Criteria 1. Both soils are classified as type "B" soils. 2. Dp,s..ign .Storm' The 2-year, 10-year, and 100-year storm events have been analyzed for both the existing and proposed conditions. El Exisfin¢; Conditions This project is located at 3750 Bauer Drive W. on the south side of the road. The overall site is approximately 2.91+ acres. The existing site is currently an undeveloped commercial lot covered with grass and scrub brush. The site drains from northwest to southeast towards a ditch in a drainage easement. Hydraulic calculations for the existing site as it sits today are provided in the Appendix. Several storm events were analyzed; however, the 24-hour storm created the largest discharge in the existing condition analysis. The following am the computed 2-, & 10- year peak run-off rates for the 24-hour storm event. Basins Grass - Existing 2.91 acre Basin F. The proposed improvements will consist of a new car lot for Tom Wood Management's inventor. The site drains from northwest to southeast towards a ditch in a drainage easement. The ditch is not over taxed by the existing storm systems, however, we are reducing the rate of stormwater discharge to the existing ditch. The computed 2-year, 10-year, and 100-year discharge rates from the site have been computed using the SCS Methods. The following are the computed 2-year, 10-year, and 100-year discharge rates from the site, after being collected by the on-site storm sewer system and pond.
