When you say one meeting, do you anticipate the Plan Commission could possibly approve it at the first hearing rather than sending us to the Committee? We have outstanding issues with that property that need to be addressed by any new developer. I also heard that they might be trying to plat the common areas as residential property. Many of these common areas are drainage easements that contain detention ponds that serve the community for water quantity and quality. Our technical standards manual requires these areas remain common and the responsibility of the HOA to maintain. These ponds have to be protected and annually inspected and repa'red. This inspection /maintenance would be very costly and burdensome for one residential property owner. If the grapevine was at all accurate, please let me know if you need any additional information. As for what was submitted, this is not what I expected. I expected a plan showing all original internal landscaping with buffers expect that the east buffer would be revised to only what is existing in exchange for the TPA to be shown on the secondary plat. All this plan is a map of the existing condition of the eastern buffer showing dead and alive material. We may need to talk.
