Greyhound Commons, Phase II- ADLS
The applicant seeks approval build a restaurant building. The site is located at the
southwest comer of Greyhound Pass and E. 146th Street. The site is zoned PUD-Planned
Unit Development.

The applicant is requesting approval of an ADLS for the construction of a restaurant. Please see
the informational packet prepared by the applicant for an overview of the site as well as building
elevations. Pursuant to the PUD zoning the Plan Commission conducts the review of the
Architecture, Landscaping, Lighting, and signage for the proposed uses within the center and the
Department administratively reviews the Development Plan. The Development Plan has e=been
to TAC and there are no outstanding issues to be resolved.
The following items are those that may require additional discussion:

Design: As noted by the applicant the building elevations illustrate a height of 2 feet, 9
inches where the PUD requires a minimum of 30 feet. The applicant will need variance
approval to construct at the proposed height. In addition the Plan Commission needs to
determine if the proposed height is Architecturally compatible within the overall building
design. The Department would request the applicant provide photos of similar building
constructed for Abuelo's with this design and material samples for review by the
Commission.
Signage' The applicant must provide the Commission with more detail regarding the
color, style, and illumination of the proposed wall signs.
The Department recommends that this item be forwarded to the Special Studies Committee
on March 2~a for further discussion.
